Finding apartments
Start with a location, then narrow your search around the homes that matter to you.
How do I browse apartments by location?
Open Find apartments and choose an available state, city or ZIP directory. City and ZIP pages bring together community cards, home filters and a map. Coverage is limited to the locations and communities currently published in the directory.
Use the page controls below the cards to continue through longer result lists.
Can I search for a specific community or street?
Use Property or location within a directory to search its published communities by name, street, city, state or ZIP. The search stays within the directory you opened; it is not a nationwide search from every page.
Try a shorter name, remove a filter or return to the broader city directory if you cannot find the community you want.
Does the directory include every apartment community?
No. Communities and locations are added as information is researched and reviewed. A property missing from the directory is not necessarily closed, unavailable or unsuitable.
Use Contact & corrections to suggest a community for research. Suggestions do not create an immediate public listing.
Bedrooms, bathrooms & home size
Combine requirements while keeping the measurements of each published layout together.
What is the difference between Exactly and At least?
Exactly searches for the selected bedroom or bathroom count. At least searches for reviewed options meeting that minimum. Any leaves that requirement unrestricted.
Choose your primary requirements together, then select Find homes. These controls describe published home options, rather than a promise of current vacancy.
Do all my layout requirements have to match the same home?
Yes. When bedroom, bathroom and size conditions are combined, they must match the same reviewed layout or home. Measurements from different floor plans are not combined to produce a match.
Missing measurements are not invented. Some properties may therefore not match a detailed search even when their broader community information looks similar.
Can I enter custom minimum and maximum square footage?
Yes. Enter whole-number square-footage values or choose a suggestion. The suggestions are starting points, not required minimums. Leave either field blank for no bound.
When both bounds are set, the maximum must be greater than the minimum. The form explains invalid values before you continue.
What do the green checks and highlighted details mean?
They identify reviewed details that match your active filters. Layout rows keep a plan's name, bedrooms, bathrooms and published size together; highlights do not create new combinations or change the original figures.
Read any range, approximate value, starting-size qualifier or partial-overlap explanation alongside the highlighted measurement. Open the full property page for all published layout details.
Does a matching plan mean an apartment is available now?
No. A floor plan describes an offered layout; it is not automatically an available unit. A filter match does not reserve a home or establish a current rental quote.
Confirm the specific apartment, availability date, lease terms and complete charges directly with the community before making a decision.
Community types & housing options
Use additional criteria and exclusions without treating different housing programs as interchangeable.
Where are community-type, amenity and housing-assistance filters?
Open Advanced below the primary home filters. It contains the additional choices supported by that directory. The section opens when an advanced choice is active.
A match follows the reviewed scope of the published information. A feature or program may apply only to selected homes; read the attached conditions.
Are vouchers, subsidized housing and income restrictions the same?
No. Voucher acceptance, property-based subsidy and income restrictions describe different arrangements. Evidence for one does not establish the others.
Read the property's published program description and any selected-unit limitations. Confirm current participation, eligibility and application procedures with the community or responsible program office.
How do I hide a housing category from my results?
Use Hide from results above the apartment cards. Available exclusions include Senior Living, Section 8 / vouchers, subsidized housing and income-restricted apartments.
Active exclusions appear as removable Hidden labels. Remove a label to show that group again. Exclusions affect matching counts, pagination and the map; missing program information is not proof of ordinary market-rate status.
Maps, photos & floor plans
Explore the location and visual details while keeping representative images separate from live inventory.
Does the map include communities beyond the current result page?
Yes. Directory maps include matching communities across result pages. The Saved map follows the matching saved list and appears below the cards and bottom pagination.
Map previews and property detail links help you move from a location to the relevant community. A map location does not establish travel time or a neighborhood's suitability for your needs.
What does a numbered group on the map mean?
Nearby pins can be grouped to keep the map readable. Select a group or zoom in to explore its communities. Properties at the same or very close locations can separate into individual choices as you expand the group.
How do I see more photos and layout details?
Use the arrows on a community card to browse its photo preview, or open the full property gallery for the available images. Property pages provide gallery controls and a larger viewer where supported.
View all layout details opens the property's full information. Photographs, plan drawings and layout measurements serve different purposes; a representative image does not establish that the pictured home is vacant.
Can I control optional embedded maps?
Privacy Choices provides controls for optional embedded maps. Core apartment browsing remains available without loading those optional embeds.
See the privacy and cookie information for details about browser storage and external services.
Favorites & Interested
Build one shortlist while keeping your two kinds of selection independent.
What is the difference between the heart and I'm interested?
The heart adds a community to Favorites. I'm interested records a separate interest choice. Saved combines the two in one list, with labels showing how you selected each community.
Neither choice contacts a leasing office, books a tour, submits an application or reserves a home.
Can a community be both a Favorite and Interested?
Yes. The memberships are independent. A community selected both ways appears once in Saved with both labels. The header count counts distinct communities, so the same place is not counted twice.
Removing one membership leaves the other in place.
Does Saved include my choices from other cities and ZIP codes?
Yes. Saved is a global shortlist for the browser you are using, across the site's locations. It does not inherit filters from the directory page you just left.
Within Saved you can search by name, city or ZIP, show All saved, Favorites or Interested, and sort by newest or name. New selections record their order; older selections retain existing browser order where historical timestamps were not recorded.
How do Remove, Clear all and Undo work?
Use the heart or Remove interest to change an individual membership. Remove takes a community out of Saved, including both memberships if it has both. Clear all clears both selection lists.
Use Undo while it is offered to restore the removed memberships. Undo restores the previous Favorites and Interested choices separately; it does not turn one into the other.
Compare apartments side by side
Choose a few saved communities and make the next decision with their published details together.
How do I open a comparison?
Open Saved, then Tools and Compare apartments. In the comparison window, choose two to four communities. Select View comparison to open the table.
The window explains how many more selections are needed. The action stays with the selection list, so you do not have to return to the top of a long page. At four selections, uncheck one before choosing another.
What information can I compare?
The table organizes published layouts, advertised rent, move-in costs, monthly charges, pets, parking and other available property details side by side. The information shown depends on what has been published for each community.
Open the full property page to review complete conditions. On a small screen, swipe the table sideways to move between the selected communities.
How should I interpret ranges and missing comparison details?
Keep starting amounts, ranges, dates, optional charges and selected-home conditions attached to the figures you compare. A starting rent is not a quote for a specific unit, and an unknown charge is not zero.
A blank or unavailable item is not proof that a feature is absent. Confirm the current home, terms and total charges directly with the community. Comparison does not rank properties or determine which one is right for you.
Notes, progress & visit questions
Keep your own practical search records alongside each saved community.
Where can I write notes about a community?
Open Notes & progress on a Saved card. Record questions, visit details or things to remember. Notes stay in this browser and are separate from public property information.
Avoid recording passwords, identity documents, payment information or other sensitive personal details.
Can I track who I have called or visited?
Yes. Progress choices include Not contacted, Called, Visit scheduled, Visited and Applied. Use them to maintain your own record as your search moves forward.
Changing a progress label does not call the community, book an appointment or submit an application. Arrange those steps directly through the property's published contact channels.
Is there a checklist for a property visit?
Yes. Notes & progress includes questions about rent and recurring fees, deposits and move-in charges, parking and laundry, pets, and lease or application requirements.
Check off a subject after you discuss it. A checked question is your personal record, not verification by Friendly Landlord that a property meets a requirement.
Print, email & cost planning
Take your shortlist with you and work with the amounts you have actually been quoted.
How do I print my list or save it as a PDF?
In Saved, open Tools and Print / Save PDF. The preview includes the complete matching saved list, not just its current page. Active Saved searches and filters affect that list.
Use your browser's print destination to print or Save as PDF where available. Private notes and progress are excluded unless you choose to include them.
Does Email list automatically send a message?
No. Email list prepares a draft for you to review and send through your email app. Enter your own address and decide whether to include private notes and progress. The draft includes community names and property links.
Longer lists download as a complete email-draft file rather than being cut off. Open that draft in a compatible email app to review and send it. Friendly Landlord does not store the address entered in this tool or automatically send the message.
Does the cost worksheet provide current property prices?
No. Enter your own quoted monthly rent, other monthly charges and one-time move-in charges. The worksheet calculates subtotals from the amounts entered; it does not supply or verify property prices.
Blank amounts remain unknown. An incomplete subtotal is not a complete rental quote. Confirm required and optional charges, frequency, deposits and any additional conditions with the community. Worksheet entries are not saved after you close it.
Your data & understanding listings
Know where your selections live, what property information means and where to ask for help.
Where are my Saved choices, notes and progress stored?
They are stored in the browser you are using. Separate browsers or devices do not automatically share the same shortlist. Clearing site data, using a temporary browsing session or restrictions on browser storage can affect what remains available.
Sending or printing the list creates a copy; it does not establish automatic synchronization. Changes can synchronize between open tabs using the same browser storage. If storage is unavailable, the site provides feedback that changes may last only for the current page.
Where does property information come from?
Directory research prioritizes official community and operator material. Read each published statement with its dates, figures, conditions and scope. Information for a selected home or program should not be treated as a promise covering every apartment.
Owner-provided updates and resident experiences have their own roles and policies. Missing details are not proof that a charge, restriction or requirement does not exist.
How do I contact a community or apply for a home?
Use the phone, official website and other published contact or application links on the property page. These links depend on what the community has published. A general inquiry, tour request or waitlist notification form is not necessarily a rental application.
Contact the community directly about current availability, qualification, total costs and appointment times. Friendly Landlord's support form is for website and directory matters, rather than rental applications.
How do I report incorrect information or suggest an improvement?
Select Suggest an update on the property page, or open Contact & corrections. Identify the relevant page and explain the information that needs attention. A useful public source or a clear description helps the team review the report.
The contact form also accepts website questions and accessibility problems. Name and contact details are optional, but a reply requires a contact method. Do not send tenant records, identity documents, passwords or payment details.
Can I send a question from a property page?
Where a current reviewed property-office email supports general inquiries, open Send a question in the contact panel. Enter your full name, email, optional phone and question, then agree to share these details with that property. The existing email and phone links remain available.
We check the email format and domain, then email you a private confirmation link. Open it and select Confirm and send question before anything is forwarded to the property. A valid format does not prove ownership of an inbox; the confirmation step establishes access to that email address.
Replies can go directly to your confirmed email. This is a question, not an application, reservation or promise of a response. Questions are not sent to specialized maintenance, accessibility or application-assistance contacts through this form. Use the published contact purpose when a form is unavailable.
For owners & property managers
Use the existing owner tools to identify your role and maintain useful public information.
How do I request management access to a listing?
Open Owners & managers to create an account or request a sign-in email. Find the existing community and use the claim process to establish your authority to represent it.
Management access depends on an approved claim. Follow the claim policy and use the official relationship and business information relevant to the property.
Can an authorized manager update property information and photos?
The management tools support owner-provided information and property photos for approved claims. Keep figures, conditions and contact purposes accurate, and submit only content you have permission to publish.
Owner information is identified separately from independently researched facts. Account, claim and content rules continue to apply.
Can I suggest a community that is not listed?
The owner tools include a property submission option. Provide the community identity, address, official website and useful business contact information so the submission can be reviewed.
Submitting a form does not create an immediate public listing. Identity, duplicates, authority and publication requirements are checked through the directory's review process.
Resident reviews & review management
Share firsthand experiences through the review process and understand their limits.
Who can submit a resident review?
The review form asks for a current or former resident's own experience and acceptance of the Review Policy. Submit a specific, honest account of your experience rather than claiming to speak for every resident.
A confirmation email and moderation are part of the process before a new review appears publicly.
Does email confirmation verify that someone lived at the property?
No. Email confirmation verifies access to the email address used for the request; it does not establish residency or independently prove every statement in a review.
Resident experiences should be read as attributed reports, alongside current published property information and your own questions to the community.
Can I edit or delete a review I submitted?
Use Manage your reviews and request the private link associated with your review email. Follow the confirmation process to access your own reviews.
Submitted edits go through moderation; an earlier approved version can remain visible while an edit is reviewed. Review authors can use the management tools to delete their own reviews.
