Who may review a property
Current and former residents may submit an honest review of an apartment where they have lived. Describe your own experience, identify the correct property, and distinguish personal opinion from factual claims. Do not invent a residency history, submit a review for someone else, or use AI to manufacture an experience. If circumstances have changed since you lived there, explain the relevant time period when useful without publishing your unit number or private tenant records.
Email confirmation and privacy
Provide an email address that you control. We send a confirmation link before a new review proceeds to moderation. You do not need a renter account or password. We do not display the email publicly or use it for marketing. Confirmation establishes access to the email address; it does not certify that the writer lived at the property. We do not describe an email-confirmed reviewer as a verified resident solely on that basis.
Publication and moderation
New reviews are reviewed before publication. We assess compliance with this policy, including relevance, suspected fabrication, conflicts of interest, harassment, unlawful content, and exposure of private information. Both positive and negative reviews are welcome. We do not reject a review simply because it criticizes a property or because its owner requests removal. A review is the author's account, not our finding that every statement has been independently proven. We may ask for clarification or decline or remove content that violates these rules. We do not promise publication or a fixed moderation time. We do not materially rewrite a review to change its meaning or sentiment. If a revision is needed, we may ask the author to resubmit it.
Prohibited reviews and content
Do not submit fake, duplicate, paid, or incentivized reviews, reviews posted by a property representative to promote their own property, or reviews posted to attack a competitor. Do not include threats, discriminatory abuse, unlawful harassment, spam, unrelated advertising, malicious links, or other people's private contact, financial, or identity information. Do not present speculation as an established fact. Honest criticism and disagreement are not by themselves violations.
Editing or deleting your review
Enter the email used for your review to request a management link. We send the link to that inbox; entering the email alone does not authorize changes. Each link can be used once and expires after 15 minutes. Request a new link if it expires, and do not share it. After confirmation, you can submit edits or request deletion of your own review. Edits are moderated before becoming public. The previously approved version remains visible while an edit is pending unless it is separately removed for a policy or privacy reason. A confirmed deletion request removes the review from public display; limited records and backup deletion are handled under the Privacy Policy. If you lose access to your email, contact info@friendlylandlord.com; we may require proportionate verification and cannot promise to transfer control without adequate evidence.
Owner requests and disputes
A property claim or owner account does not give the representative permission to edit, approve, or delete another person's review. Report a specific suspected violation with the review URL and supporting information to info@friendlylandlord.com. We review reports under the same rules regardless of a review's rating. If you believe a moderation decision was mistaken, contact us with relevant information and request reconsideration.
Rights in review content
You retain your rights in your original review. You give FriendlyLandlord a nonexclusive, royalty-free permission to store, format, and display it with the relevant property and to use service providers for those purposes. This permission does not transfer ownership of your review or authorize unrelated advertising use. Removing the review ends its public display under this permission, subject to limited records, backups, and lawful preservation described in the Privacy Policy.
Google Reviews
Reviews attributed to Google are separate third-party content and are not submissions to FriendlyLandlord's resident review system. Google controls its own review submission, editing, moderation, and removal processes. To change a Google review, use Google's tools. Contact us if a Google review appears against the wrong property or is displayed incorrectly on our website. We identify third-party review sources and do not represent their ratings as ratings collected by FriendlyLandlord.
