Purpose of a claim
A claim is a request for permission to manage a property page already in the directory. It does not transfer ownership of the website, erase other sources, or establish legal title to the property. A claim is free and is separate from any rental agreement.
Request and verification
Create an owner or manager account and identify the property and your relationship to it. When your email domain matches the property's official website domain recorded in our directory, we send a confirmation email. Completing that confirmation enables automatic management access through the domain-matching process. Merely typing an email address does not grant access. A matching domain and confirmed inbox establish control of a business-domain email address; they do not independently establish legal title or unrestricted authority to represent every property associated with that domain. If the email domain does not match, including personal email services such as Gmail, the request goes to our manual verification queue. We may contact the requester for further evidence. We check the requester's name and relationship to the property and may review a deed or confirm authority by calling the property's existing business telephone number recorded in the directory. These are alternative verification methods according to the circumstances; a deed is not required for every claim. An authorized manager must be able to substantiate the authority they claim. Submit only the evidence requested and redact unrelated sensitive information. Verification documents are private and are deleted after verification is completed, as described in the Privacy Policy. We retain only the limited outcome and administration records described there. Unsupported requests may be declined or referred for additional review. We do not guarantee a fixed approval time.
Meaning of the claimed label
A claimed label means that management access was granted after the checks described here. It is not a safety certification, a title opinion, an endorsement of an owner, or a guarantee of availability, rent, housing quality, financial condition, or accuracy of every field. If the website uses a different verification label, that label must explain exactly what was checked.
Editing and control
An approved representative’s updates appear directly without routine advance review of every edit. We may subsequently correct or remove content, merge duplicates, restrict access, or suspend a listing when a report or other evidence indicates a problem. We do not promise that every edit is independently verified. When authority changes, contact info@friendlylandlord.com so access can be reviewed. Competing claims, suspected account takeover, or unresolved authority disputes may lead to a temporary editing restriction or removal of the claimed label. We may ask parties for evidence without deciding the underlying legal dispute.
Challenging a claim
If someone is managing your property page without authority, email info@friendlylandlord.com with the page address and a description of your relationship to the property. We may request proportionate evidence through an appropriate process. Do not submit account passwords, tenant files, or unrelated identity documents.
Account closure and public listings
On confirmed account deletion we revoke access, remove the claimed label, and withdraw content supplied only by that account unless a separate lawful and reliable basis supports keeping it. Independently sourced property facts may remain public as an unclaimed listing. We remove private account details and reassess stale owner-only offers or availability statements. This does not prevent a valid request to correct or remove remaining information.
