Operator and scope
These Terms govern use of FriendlyLandlord.com and the directory features provided by FriendlyLandlord LLC, an Arizona limited liability company, referred to as FriendlyLandlord, we, us, or our. A visitor or account holder is referred to as you. Please read these Terms before using the website. If you do not agree to the conditions governing a feature, do not use that feature. Owners and managers must also accept the Owner and Manager Terms when creating an account, submitting content, or requesting management access. Our Privacy Policy explains personal information practices. The Cookies and Advertising Choices page explains storage and advertising controls. These documents should be read together; a contractual permission does not override an applicable privacy right or replace consent required by law.
Our role in a rental search
We provide property information and links that help visitors contact owners and managers independently. We do not represent either side in a rental transaction, negotiate leases, decide eligibility, conduct tenant screening, provide background or credit reports, collect application fees, accept deposits, hold rent, process refunds, or guarantee rental performance. We have no renter-to-landlord inbox or application submission service. Giving a property a place in the directory does not make it our agent, partner, employee, or affiliate. A claim approval authorizes management of a listing within our system; it does not establish ownership of the real estate as a legal matter. Owners and renters are responsible for their own communications, verification, agreements, payments, and compliance with applicable law. A dispute with a property should be addressed to that property and, when appropriate, the relevant authorities or a qualified adviser. This description of our role does not excuse our own unlawful conduct or remove rights that cannot legally be waived.
Information and availability
Content may be incomplete, outdated, inconsistent across sources, or affected by an input or processing error. Rental rates, promotions, fees, deposits, eligibility requirements, and availability can change without notice to us. A listing is not an offer by FriendlyLandlord to lease a unit and does not hold a unit for anyone. A displayed rent may apply only to a particular floor plan, lease term, date, or unit. It may not include utilities, parking, pet charges, mandatory recurring charges, application fees, or other amounts. Ask the property for a current written breakdown before making a decision. We do not approve undisclosed fees merely by displaying a submitted price. Photographs may show a model apartment, a shared amenity, or a floor plan rather than the exact unit available. Descriptive labels should be read with the image. Measurements and maps are informational and may not establish a property's legal boundaries, accessibility, or precise dimensions. Confirm any feature that matters to you directly with the property.
Free services and advertisements
The directory features described in the About page are free. We do not charge owners for listing placement or offer paid boosts. Third-party advertisements may appear through Google AdSense. A charge requested by an outside property or advertiser is not a charge collected by FriendlyLandlord. We do not guarantee an advertisement's claims, the legitimacy of every outside advertiser, or the suitability of a linked service. Clicking an advertisement or external link may take you to a service governed by separate terms and privacy practices. Exercise care before sharing information or making a payment. If a future service involves a fee, its price and specific terms must be presented before someone chooses that service. These Terms do not authorize retroactive charges or enrollment in an undisclosed paid subscription.
Accounts and authorized access
Owner and manager accounts are for adults who can enter a binding agreement and are authorized to act for the property they submit or manage. Provide accurate account information, protect credentials, and notify us of suspected unauthorized access. Do not share a personal login with unrelated businesses or transfer access to someone who lacks authority. We may request reasonably necessary evidence before granting or retaining management access. We may limit access while a claim, security problem, or management dispute is investigated. A former owner, former employee, or former manager must stop editing when their authority ends and notify us if their access should be removed.
Closing an owner account
You may use Delete Account in your account settings and confirm the request through the email sent to your account address. If you cannot sign in, contact info@friendlylandlord.com for assistance with verification. Once the request is confirmed, management access and active sign-in sessions end. Account deletion is not conditioned on paying a fee or keeping a listing active. The Privacy Policy explains deletion periods and limited retention exceptions. Independently supported property information may remain as an unclaimed directory entry. Content supplied only by the closing account is removed from public display unless there is a separate, documented right and reliable basis to retain it. Another authorized representative must complete verification before obtaining control.
Permitted use and prohibited conduct
You may use the directory for lawful property research and, with authorization, property management. You must not impersonate a person or business, submit a false claim, publish misleading or discriminatory content, infringe intellectual property or privacy rights, upload malicious software, harass another person, or use the website for fraud. Do not access another account without permission, bypass access controls, evade a suspension, overload the service, extract private account information, or harvest contact details for unsolicited bulk messages. Automated access must respect applicable law, access restrictions, and any written permission we provide. These restrictions do not prohibit activities that the law expressly protects.
Content and intellectual property
Content remains subject to the rights of its respective owners. Our website design, original text, software, and branding may be protected by intellectual property law. Property names, logos, and photographs may belong to third parties. Directory inclusion does not grant visitors a license to republish third-party photographs or copy another business's protected content. You may use ordinary browser features to view and save information for personal property research. Further reproduction or redistribution requires an appropriate legal basis or permission from the relevant rights holder. Nothing in these Terms removes fair use or another exception provided by law.
Moderation and service changes
We may investigate reports and correct, reject, restrict, unpublish, or remove content that appears inaccurate, unauthorized, unlawful, unsafe, or inconsistent with our policies. We may merge duplicate property pages, revoke management access, or suspend accounts where reasonably necessary to protect the service or other people. New resident reviews and review edits are moderated before publication. We do not promise advance review of every owner listing edit or continuous verification of every factual statement. Reporting a concern does not guarantee a particular outcome. We may act immediately when a report indicates fraud, a security risk, a rights violation, or a legal obligation. Where appropriate, we may request clarification or allow an affected account holder to seek review. We may change or discontinue website features. We do not guarantee continuous uptime, search position, traffic, inquiries, or a successful rental. Keep your own copies of content and business records that you need.
Disclaimers and limits of liability
To the extent permitted by applicable law, the website and its information are provided as available, without a guarantee that all information is complete, current, accurate, uninterrupted, or suitable for a particular purpose. We do not provide legal, financial, tax, engineering, or individualized housing advice. To the extent permitted by applicable law, FriendlyLandlord is not responsible for losses caused by a property's or user's conduct, a third-party transaction, or reliance on information that the property later changes. We do not undertake to reimburse rent, deposits, moving expenses, or other amounts simply because a property appeared in the directory. To the extent permitted by applicable law, we exclude liability for indirect or consequential loss, lost profits, or lost opportunities arising from use of the website. No exclusion applies where prohibited, including any nonwaivable responsibility for our own conduct. This section does not impose a zero-dollar liability cap based on the fact that access is free. Applicable consumer protections and other mandatory legal rights remain in effect.
Responsibility for submitted content
An owner or manager is responsible for the content and instructions they submit. To the extent permitted by law, a business account holder agrees to reimburse reasonable losses and legal costs arising from third-party claims caused by its unauthorized submissions, infringement, intentional misconduct, or material breach of the Owner and Manager Terms. This does not require reimbursement for our independent wrongdoing. We will provide reasonable notice of a claim for which we seek reimbursement and an opportunity to participate in its defense, except where delay would materially prejudice necessary action. Neither side may settle a claim in a way that imposes an admission or a nonmonetary obligation on the other without that party's consent.
Disputes and mandatory rights
Contact info@friendlylandlord.com to raise a dispute concerning our service. Include the relevant page or account and describe the outcome you seek. Informal discussion does not prevent either party from exercising a legal right or seeking timely relief. Applicable law determines the law governing a dispute and the courts with authority to hear it. These Terms do not require an exclusive state or court, mandatory arbitration, a clas-ction waiver, or a shortened period for bringing a claim. Mandatory consumer rights and legally required venues remain available. If a provision is unenforceable, the remaining provisions continue to the extent legally permissible. Failure to enforce a term once is not a permanent waiver. Nothing creates an agency, partnership, employment relationship, or real estate brokerage relationship between us and a visitor or property representative.
Updates and contact
We will identify the effective date of revised Terms. For changes that materially affect account holders, we will provide the notice and obtain any agreement required by applicable law before applying the changes. Changes do not authorize a use of personal information that requires additional notice or consent without that notice or consent. Website support: info@friendlylandlord.com. Please direct rental applications, availability questions, lease negotiations, and payment matters to the relevant property.
