Data Sources and Accuracy

How apartment information is collected, dated, updated, and corrected, including the meaning of missing or conflicting details.

Where information comes from

FriendlyLandlord brings together property information compiled for the directory and information supplied by owners or authorized managers. Potential sources include official property websites, public records, lawfully used datasets, and direct updates. The information available from one source may differ from information available from another. We do not assume a source grants permission to reuse protected photographs, floor plans, or written descriptions simply because they can be viewed online. Media requires an appropriate permission, license, or other lawful basis. Our goal is to show information that can be supported, rather than fill gaps with invented details.

Dates and changes

A date attached to a listing should be read according to its label. A page update may reflect a changed phone number or a correction to a photograph; it does not necessarily mean every field was reverified. Source dates, collection dates, owner edits, and checks of a particular fact are different events. A Last updated date records a change to the page. A Source checked date, when shown for a fact, records the check of that source or fact. Owner updates are identified as owner-provided and are not an independent audit. We do not promise a fixed update frequency or complete nationwide coverage.

Missing or conflicting information

An omitted field means the directory does not display that information; it does not prove a property lacks the feature. If sources disagree, a fact may be withheld, qualified, or checked with the property. A general property fact must not be presented as a promise about every unit. Automated tools, including AI, may help organize source information and draft property descriptions. These descriptions must be based on supported facts; automation must not invent amenities, prices, availability, or other property details. A description is not an inspection or a guarantee. Private account information and claim-verification documents are not used to generate public descriptions.

Responsible reliance and corrections

Confirm current rent, mandatory charges, deposit terms, availability, pet rules, accessibility needs, and voucher-related information with the property. Use official channels for eligibility or government-program requirements. Report a correction through the report form or email info@friendlylandlord.com. Identify the page and information at issue and, if available, a reliable supporting source. Name, email address, and telephone number are optional for routine form reports. We may temporarily suppress a disputed fact while checking it.
