Owner and Manager Terms

Requirements for authorized owners and managers submitting properties, claiming listings, and publishing information or photos.

Effective October 12, 2026

Who may submit or manage a property

These terms supplement the Terms of Use for people who create owner accounts, add properties, request claims, upload media, or edit listing information. You must be at least 18, have authority to bind the business you represent, and have permission to advertise or manage the property information you submit. Managing a property does not necessarily give you the rights to every photograph, floor plan, logo, or written description associated with it. Obtain the necessary rights before uploading content. You may not claim a competitor's property or act as an owner merely because information about a building is publicly available.

Accurate and useful listings

Identify the correct property, location, business contact information, and official website. Do not redirect visitors to an unrelated property or a deceptive application or payment page. Do not insert contact details belonging to an unrelated person or reuse a property page for a different business without our review. Describe rents, bedrooms, bathrooms, floor areas, amenities, lease terms, and availability accurately. Distinguish property-wide information from facts about a particular floor plan or unit. State the conditions of promotions and identify material mandatory fees when displaying an advertised rent. Update information promptly when it changes, and remove claims of immediate availability when no longer accurate. Do not invent features or fill missing fields with estimates presented as confirmed facts. If a fact is uncertain, omit it or qualify it clearly using an appropriate field. Do not label a property as accepting housing vouchers, offering accessible units, or participating in a government program unless you have a current basis for that statement and can explain relevant conditions.

Photographs and other media

Only upload images that depict the identified property or a clearly labeled representative floor plan or model unit. Do not use photographs of a different property, unlicensed stock images presented as the building, or digitally altered images that materially misrepresent condition or amenities. Do not upload tenant identification, financial records, leases containing private information, faces or belongings that create an avoidable privacy intrusion, or images obtained unlawfully. Remove unnecessary embedded personal information before uploading. Image editing for clarity must not conceal a material property condition.

Permission to display submitted content

You retain ownership of rights you hold in your submissions. You give FriendlyLandlord a nonexclusive, royalt-ree license to host, reproduce, format, resize, and publicly display that content as needed to operate the directory and show your property. We may use service providers for these activities under appropriate restrictions. This permission does not authorize us to sell your photographs as a separate product, grant unrelated advertisers the use of your content, or use private claim documents in advertising. Technical formatting or an accurate summary must not materially change the meaning of your submission. The license lasts while the submitted content is displayed or otherwise used for the stated directory purpose. After removal, limited copies may remain in backups, moderation records, or legally required records until the applicable retention period ends. Independently sourced property facts do not become your exclusive property because you claim a listing. If you delete your account, the display permission for content supplied only by that account ends when we remove it from public display. We do not keep using that content solely because an account once uploaded it. Independently sourced facts and separately licensed material are assessed on their own basis. Limited technical or legally necessary records may remain for the retention periods described in the Privacy Policy.

Claim approval and ongoing authority

Submitting a claim does not immediately grant management rights. We use the email-domain confirmation or manual verification process described in our Claim Policy. The process and requested evidence may differ by property and claim. Do not send sensitive identity documents through ordinary email unless a necessary and secure process has been arranged. We may reject an unsupported claim, require renewed verification, or revoke access when ownership, management, employment, or authority changes. A claimed label means only the specific management-access checks described in our claim policy were completed; it does not certify legal title, property condition, vacancy, solvency, or every statement in the listing.

Disputes and transfers

Notify us when a property changes management or an authorized person leaves. A new representative must establish their own authority; do not sell or casually transfer an account. If competing representatives request control, we may pause edits or remove the claimed label while reviewing evidence. We do not decide title disputes or replace a court or contractual dispute process. We may preserve existing information, restrict publication, or ask for a resolution from the parties or an appropriate authority. Claim approval does not give a representative an unconditional right to delete independently sourced, lawful directory information.

Fair housing and prohibited content

Listings and business practices associated with your submissions must comply with applicable fair housing, consumer protection, privacy, and intellectual property laws. Do not post unlawful discriminatory preferences, false scarcity claims, misleading prices, threats, harassment, impersonation, or instructions designed to defraud a renter. We may request substantiation, correct a page, remove a submission, suspend editing, or terminate access for violations. You can request review by emailing info@friendlylandlord.com with the page, account information, and relevant evidence. These measures do not replace legal remedies available to an affected person.

Fees and rental results

Submitting, claiming, and updating properties are free. No paid listing boost or featured-placement product is offered. We do not guarantee publication of every submission, a particular search ranking, inquiries, occupancy, lease execution, or the quality of people who contact you. Rental conversations, applications, screening, leases, payments, and refunds are handled by you outside FriendlyLandlord. You remain responsible for the systems you direct visitors to and the promises you make to prospective renters.
