Month-to-month
Arizona’s ordinary month-to-month rule requires written notice at least 30 days before the specified periodic rental date. Use the correct date for your rental period, and allow for the landlord to receive the notice. A date 30 days from today is not automatically the right termination date. Check the rental agreement as well.
A lease with an end date
Choose Lease ending for a fixed-term lease, such as a one-year lease, when you intend to leave at its actual end. Use that end date and review the lease’s notice and automatic-renewal provisions. The monthly rent payment schedule does not change a fixed-term lease into a month-to-month agreement.
Send it to the right recipient
Use the landlord’s or authorized agent’s notice address. Arizona’s notice rules address hand delivery and registered or certified mail; mailed notice may have a later receipt date. Keep a copy and evidence of delivery. Downloading a PDF does not deliver it, and ordinary email is not treated here as a substitute for the statutory delivery rules.
Leaving early, late notice or other arrangements
This ordinary notice does not create an agreement to release a tenant early, waive rent or fees, or override a lease renewal clause. A missed deadline is not fixed by backdating the letter. Review your lease and applicable requirements before relying on a date.
Week-to-week rentals, periodic year-to-year arrangements, manufactured-home or RV lot tenancies, and special early-termination grounds need separate review. Military orders, domestic violence and some landlord breaches can involve different rights, procedures and supporting information.
Several tenants, signatures and forwarding information
Add only the tenants giving this notice. Each named tenant confirms their own signature. One signature does not sign for the others or settle liability under a joint lease. Phone, email, recipient address and forwarding address are optional; supplied information appears in the letter. Keep a backup if you want to edit on another device.
