Three ways to prepare and sign your Arizona rental agreement

01 / DOWNLOAD

Free blank, fillable PDF

Download the blank lease without creating an account or using online signing. Fill its fields in a compatible PDF reader, save your copy, then print and sign. Or print the blank form and complete it by hand.

The blank PDF has spaces for three tenants and one landlord, with clear signature and date areas. Complete unused fields appropriately before signing.

02 / FILL & PRINT

Fill online, sign in person

Click the highlighted fields on the agreement above. Enter your details, rent, dates, and terms, then select Download draft PDF once you have entered information.

This unsigned PDF is prepared for signing in person, with separate landlord and tenant signature areas, dates, and page-initial spaces. Review and complete it, print it, have everyone sign, and give each party a copy. You do not need to create signing links.

03 / SIGN ONLINE

Send private signing links

Prepare the lease for up to six tenants and one landlord. Each tenant receives their own short link and six-digit PIN, reads the agreement, and draws their signature on a phone or computer.

All tenants sign first; the landlord signs last. Then everyone can download the same completed PDF. No account is required. This signing order is how this tool works, not a statement that Arizona law requires that order.

What you can do with this lease form

Fill out the actual agreement

Click a name, address, date, or term to open a small editor. Each field has an explanation and a sample to guide you. Samples are not inserted as your terms. Use Next to move through the fields; errors explain what needs correction.

Make costs and responsibilities clear

Enter monthly rent, the due day, payment instructions, security deposit, and first-month or prorated rent. The move-in table totals the selected charges. Optional fees have a purpose and refundability choice. Assign electricity, gas, water, sewer, trash, internet, and other services to the responsible party, with details for shared arrangements.

Include the details of your rental

Add landlord and tenant names, phone numbers, optional emails, other occupants, the unit address, lease dates, maintenance contacts, pets, smoking, included appliances or parking, notice addresses, and additional agreed terms. List the disclosures and addenda you supply separately.

Choose initials and a deadline

Request tenant initials for selected sections or every agreement page before sending. Page initials acknowledge that page; they do not replace the full signature at the end. Choose a signing window of one hour, two hours, one day, three days, or seven days, starting when you lock the agreement.

Share from your own phone or email

Each tenant’s name appears with their link, PIN, deadline, and phone number. Copy that tenant’s invitation and paste it into an email or text using your own app. On a phone, tap the number to open a text draft. Review the message and send it yourself. Friendly Landlord does not send the email or text.

Follow signatures and keep your copies

The landlord page shows who has signed and who is still waiting. Refresh manually or leave the optional 20-minute update on. After completion, download or share the PDF, and record that you have saved it. The signing history records the process; a private link and PIN do not independently verify someone’s identity.

Prepare leases for different properties

Use Create another lease to open a separate agreement in a new tab. Optionally reuse only your landlord name, phone, and email. The tenants, property, amounts, terms, and signatures start fresh. Save each agreement’s landlord link and PIN with its property or unit name.

Save a draft or start over

Save your private draft to return later with its landlord link and PIN. Start Over appears when there is draft information to clear and asks for confirmation. Downloading the blank PDF leaves your work intact. Once you send the agreement for signatures, its terms are locked; changes require a new version and new signatures.

How to send the lease for online signatures

  1. Fill and review. Enter all required information, add every tenant who will sign, and supply the applicable disclosures and addenda. Review the entire contract together.
  2. Prepare to send. Near the signature area, choose the shared tenant signing deadline and any required initials. Select Create tenant signing link, then Lock & create link. Missing information is identified before the lease can be sent.
  3. Save your landlord access. Copy your private landlord link and PIN, then paste them into an email or text to yourself for later. Landlord access has no time limit tied to the tenant deadline. You can change your PIN from the landlord page; copy and save the new PIN afterward. Deleting or withdrawing the agreement ends access. There is no account-based or email recovery. Keep landlord access separate from tenant invitations.
  4. Invite each tenant. Send each person only the link and PIN beside their name. They enter the PIN, review the locked agreement, add any required handwritten initials, type their name for confirmation, and draw their full signature. The animated name example is only a guide; it is never submitted as a signature.
  5. Landlord signs last. Return using your landlord link and PIN. Once every tenant has signed, review and draw your signature. The agreement is then completed.
  6. Download and notify everyone. Use Download completed PDF or Share PDF. Ask tenants to reopen their original links with their PINs to download, or send them the completed PDF yourself. Someone who has closed the page will not receive an automatic email or text from this tool.

Arizona landlord and tenant guide: what to review before signing

This is general information for ordinary residential rentals, not legal advice or a promise that one template fits every property. The Arizona Department of Housing provides the Residential Landlord and Tenant Act. Some arrangements are excluded, and mobile-home spaces and subsidized housing can have different rules. Check the Act’s coverage and exclusions, applicable program requirements, and local rules before using a general lease.

Rent, due dates, and the lease term

State the monthly rent, when and where it is payable, the start and end dates, and any agreed fees clearly. This builder uses a start date and an end date; it is not a dedicated month-to-month form. Arizona permits agreed rental terms within the limits of law. A.R.S. § 33-1314.

Do not carry an old city residential rental tax line into a new long-term lease: city TPT on residential stays of 30 days or more ended January 1, 2025. Shorter stays and other tax obligations are different. Arizona Department of Revenue guidance.

Security deposits and move-in fees

Arizona limits demanded or received security, however named and including prepaid rent, to one and one-half months’ rent; tenants may voluntarily pay additional advance rent. State the purpose of every nonrefundable fee or deposit in writing. A fee or deposit not designated nonrefundable is refundable. Do not assume naming a security charge a “move-in fee” avoids the limit.

After the tenancy ends, possession is returned, and the tenant demands the deposit, the landlord has 14 days, excluding Saturdays, Sundays, and legal holidays, to provide itemized deductions and any balance due. At move-in, provide a signed lease, a condition form, and written notice of the tenant’s right to attend the move-out inspection. A.R.S. § 33-1321.

Manager details, notices, and signed copies

Disclose in writing the manager’s name and address and the owner or authorized agent’s name and address for notices and service of process. Tell tenants in writing that the Act is available on the Department of Housing website. Complete the blank spaces in a written rental agreement and exchange signed copies within a reasonable time. A.R.S. § 33-1322.

Entering an email or phone number is useful for everyday contact. It does not, by itself, make email or text a legally sufficient method for every formal notice.

Repairs, cooling, and tenant responsibilities

Landlords must meet applicable habitability duties, make required repairs, and maintain supplied systems and appliances. Heating and cooling duties depend on the statute, the equipment installed or offered, seasonal conditions, and applicable exceptions; this is not a blanket requirement to install air conditioning in every dwelling. A.R.S. § 33-1324.

Tenants must keep their living area reasonably clean and safe, use facilities properly, avoid damage, and promptly report needed maintenance in writing. A.R.S. § 33-1341. Remedies for missing essential services involve specific conditions and notice; review § 33-1364 before taking action.

Landlord entry and advance notice

In general, a landlord must provide at least two days’ notice and enter at reasonable times. Emergency and impracticability exceptions apply. A tenant’s request for service authorizes entry solely to carry out that request and waives separate notice for that purpose. Access must not be abused or used to harass. A.R.S. § 33-1343.

Pets, assistance animals, and smoking

Describe the ordinary pet policy and exactly where smoking is allowed or prohibited. Treat assistance-animal accommodation requests separately from ordinary pet rules. HUD explains that assistance animals are not pets and that people with disabilities may request reasonable accommodation of a housing provider’s restrictions. The applicable law and individual circumstances matter. HUD assistance-animal guidance.

Disclosures and documents supplied separately

For most housing built before 1978, federal lead rules require disclosure of known hazards, available records and reports, the approved information pamphlet, and required lease disclosure language before signing. Exemptions apply. Entering a construction year or naming an addendum does not supply these documents. EPA lead-based paint disclosure rule and sample forms.

Arizona’s bedbug statute requires educational materials and sets landlord and tenant duties, but expressly excludes single-family residences from that section. A.R.S. § 33-1319. Check which obligations apply to your rental.

Ending a tenancy and protected rights

For month-to-month tenancies, the general rule is written notice at least 30 days before the periodic rental date specified in the notice. Week-to-week tenancies use at least 10 days before the stated termination date. These are not universal notice periods for fixed-term leases or every reason for termination. A.R.S. § 33-1375.

A lease cannot simply waive rights or remedies protected by the Act; prohibited terms are unenforceable. A.R.S. § 33-1315. For a dispute or eviction, use the Arizona courts’ landlord–tenant resources and seek advice specific to the situation.

Questions about printable and online Arizona leases

Can I use the free blank form without signing online?

Yes. Download the blank PDF and fill it in a compatible PDF reader, or print it and write by hand. It has three tenant spaces and a separate landlord signature area. You do not need an account, PIN, or online invitation to use the blank form.

What is the difference between blank, draft, and completed PDFs?

The blank PDF contains empty fields. Download draft PDF includes the information you entered and spaces for signing in person. The completed PDF is available after every online signer has signed and contains their recorded signatures. An unsigned draft is not a completed agreement merely because it has been downloaded.

Can an Arizona rental contract be signed electronically?

Arizona law does not deny a signature or contract legal effect solely because it is electronic. The electronic-transactions law applies when the parties agree to transact electronically; other applicable legal requirements still matter. A.R.S. § 44-7007 and § 44-7005. This tool asks signers to consent and draw a signature. Use the print option if you prefer to sign in person.

Does each tenant get a separate link?

Yes. Online signing supports up to six tenants, each with a private link, six-digit PIN, and signature area on the same lease. Everyone shares the deadline chosen by the landlord. Do not send the landlord’s management link to tenants.

Are initials the same as a full signature?

No. Initials acknowledge a particular page or selected section. The full signature is a separate step in the named signer’s signature box at the end. If the landlord requires initials, each tenant must finish those before submitting their full online signature.

Can I edit the lease after sending it?

The sent version is locked so everyone reviews the same terms. If terms need to change, prepare a new version for everyone to review and sign. Expiring or withdrawing a signing invitation is a tool action, not a determination of whether a legal tenancy has ended.

Does the form include every required addendum?

No. This is a general template, not a government-issued form or an individualized legal review. Supply the disclosures and addenda that apply to the home and tenancy. Check the parties, dates, charges, utility choices, notice details, and attachments before anyone signs.

ANOTHER RENTAL OR TENANT

Create another lease

Your current agreement stays open in this tab. The new lease opens in a separate tab for another property, unit, or tenant.

Tenant names and contacts, property address, dates, amounts, terms, initials and signatures start fresh. New signing links and PINs are created for the new agreement.

Keep each lease’s landlord link and PIN. They are separate for every agreement. Save them with the property or unit name so you can return to the right lease.

Delete this agreement from the server?

All private links will stop working immediately. Save your completed PDF and ask every tenant to download their copy first, or send them the PDF directly. Deletion cannot be undone in the app.

Application-managed copies are removed. Hosting-provider backups remain subject to the provider’s retention policy.

PRIVATE LANDLORD ACCESS

Change my PIN

Your private link stays the same. The new PIN replaces your old one. Other open landlord tabs will need to reopen the link with the new PIN; tenant links and signatures stay the same.

Use exactly six digits, including any leading zero. After changing your PIN, copy or email the updated details to yourself.
