Florida sources & supported cases

This custom draft follows the ordinary nonpayment framework in Florida Statutes 83.56(3)–(5). Qualified email is addressed separately by 83.505. Mailing, longer lease notice, special occupancies, federal/program coverage and post-delivery payment situations are outside this form.

State preemption in 83.425 does not establish identical court calendars or clear every property and program. Select the property’s actual county and check its current court/clerk calendar and orders. The county list does not automatically verify a deadline.

Florida nonpayment notice: check the right requirements

Florida's ordinary residential nonpayment demand is a three-day notice under section 83.56. The delivery day, weekends and court-observed holidays are excluded. A specific deadline, county, landlord address and telephone are required in this form.

The statewide framework does not make every rental the same. Assistance programs, federally backed financing, lease terms, delivery method, payments after notice and court orders can change the applicable process. A thirty-day program notice also needs its own content and service requirements; changing only a number is insufficient.

This form supports ordinary residential, periodic-rent-only demands with a manually reviewed deadline. Cases outside that scope need a different notice or further review. Form details and signatures save on this device when automatic saving is enabled.

Questions about your notice and saved draft

Is the Florida notice PDF free?

Yes. No account or payment is needed. Review the supported cases, complete the form and confirm your signature, then choose Download PDF or Share PDF. Sharing does not by itself establish legal delivery.

Will correcting a field erase my signature?

Your drawn or typed signature stays available when you correct the form. Review the updated details and confirm again before downloading. A correction cancels the previous approval so the PDF reflects the notice you just reviewed.

Where are my form and signature saved?

When automatic saving is on, the draft stays in this browser profile on this device. It is not uploaded to FriendlyLandlord. Anyone using the same profile may be able to reopen it. Turn saving off on a shared device, and use Clear saved draft & form or Finish & clear draft when you are finished. Downloaded PDFs are kept.

Can I return to the form without internet?

First open the form online and wait for the message that it is ready to reopen offline. Check that your draft says it was saved. You can then keep working or reopen the same address without internet while the browser retains its saved data. Private browsing or clearing browser storage can remove it.

How do I check saving on my iPhone or Android?

Use Safari on iPhone or Chrome on Android in a regular tab. Try these steps with fictional details:

  1. Enter a few fields and draw a test signature. Check for the saved-draft message and offline readiness.
  2. Rotate the phone both ways. Check that your fields and signature remain and do not stretch.
  3. Switch to another app for 30 seconds, then return. Check the same details again.
  4. Turn on airplane mode and turn Wi-Fi off. Change one field, wait for the saved message, then refresh.
  5. Close the tab and reopen this exact page while offline. Check that the latest change and signature return.
  6. Reconnect, finish the fictional form, review and confirm, then download. Check the PDF’s details, signature and date.
  7. Repeat with Type signature. Finally clear the test draft and refresh; the form should stay blank.

After reopening or correcting the form, an unchecked review confirmation is expected. Your signature should still be present.

Something did not save? Keep the page open if it still shows your work. Report a form problem with your phone model, iOS or Android version, browser, the step that failed and the exact save message. Use fictional examples; do not send tenant information or a real signature.
