Lease terms.

Lease lengths
Three- to eighteen-month leases, depending on the selected home and availability.
Move-out notice
Written notice of 60 days is required. Renewal offers are typically provided at least 60 days before lease expiration; shorter or month-to-month renewals depend on availability.
Rent due date
Rent is due on the first, with a grace period through the third. Partial payments are not accepted.

Application & insurance.

Application review
Screening includes credit, criminal background, income and identity verification. Most applications are processed within 48–72 hours after all required information is received.
Housing Choice Vouchers
Section 8 Housing Choice Vouchers are accepted, with the community’s standard credit and background checks.
Lease guaranty option
The Guarantors lease guaranty bond is an option for residents who may not otherwise qualify.
Required insurance
Residents maintain at least USD100,000 liability coverage and list Z-Modular FLATZ 602, LLC as an interested party. Beagle coverage is an available alternative to another insurance provider.
