Income-restricted apartments in Los Angeles, CA

Explore 5 Los Angeles communities offering homes with published household income limits or income-restricted housing programs. Review each property’s requirements and any selected-home limitations.

Understanding income-restricted apartments

Income-restricted apartments reserve qualifying homes for households within a program’s income limits. Limits can vary by household size, location and the apartment’s assigned program. Some communities offer both restricted and market-rate homes, so check which layouts or apartments carry the restriction.

One common example is Low-Income Housing Tax Credit housing, also called LIHTC or Section 42. These homes have income and rent restrictions, but the rent is not automatically calculated from your personal earnings. Other income-restricted programs can work differently. Ask about the current income limit, actual rent, utilities and application requirements for the home you want.

Pins show approximate community or street-address locations. Groups show how many apartments are nearby. Closely spaced pins fan out when expanded; those guide lines help you select a pin and do not represent distance. Each property page includes directions to its published address.

Income-restricted apartment questions

General program guidance reviewed October 15, 2026. Check the applicable property and program requirements before applying.

What does AMI mean?

AMI means area median income, an income benchmark used by housing programs. A percentage such as 60% AMI describes a program threshold, rather than a promise to charge 60% of your income. Ask for the current dollar limit for your household size and the apartment’s program.

Is income-restricted rent the same as income-based rent?

No. In tax-credit housing, the rent ceiling is based on the apartment’s applicable income limit and bedroom size, rather than each tenant’s earnings. Additional rental assistance may change what a household pays. Ask for the actual apartment rent and any applicable assistance calculation.

What documents should I prepare?

Ask management for its program-specific checklist. Income certification can involve employment or benefit records and information about income from assets. Household composition and student status can also affect tax-credit eligibility; management must review the requirements for your household.

Can I use a voucher at an income-restricted apartment?

The income-restricted label alone does not identify the program or confirm a particular home’s voucher arrangements. HUD states that LIHTC properties must accept housing vouchers as a source of payment. Agency approval of the home and rent is still required; confirm the program and available apartment.

How do I apply, and are all apartments restricted?

Contact management about the qualifying homes, current rents and application or waiting list. A community can have several income tiers or a mix of restricted and market-rate apartments. Ask about the exact home and the utility allowance used when calculating its rent limit.
