- Income requirements
- Trinity’s published rental policy sets minimum income at twice the rental rate; student loans do not count as income. LIHTC applicants must also meet the household-size maximum income limit.
- Income documentation
- Trinity’s policy requires self-employed applicants to provide two years of tax returns. Four consecutive pay stubs may be required if third-party income verification is not provided.
- Rental history
- Trinity’s policy requires two years of verified rental history or homeownership from an unbiased source. Credit, rental and criminal-history screening are part of the application.
- Housing-credit certification
- Income, assets and eligibility must be verified before approval for the Housing Credit Program, and each subsequent year while living in the unit.
- Occupancy limits
- Trinity’s rental policy allows up to three occupants in a one-bedroom home, five in a two-bedroom home and seven in a three-bedroom home.
- Applicant identification
- Adult applicants must provide acceptable photo identification. Household members must provide a Social Security number or a self-certification if none has been assigned; at least one adult must provide a valid Social Security number or ITIN.
- Household documentation
- Trinity’s posted policy requires proof of lawful U.S. residency for at least one household member who is a lease signatory or authorized occupant, with original supporting documents.
- Screening process
- Trinity uses third-party identity, credit, rental and criminal-history screening. Its posted credit rules list foreclosures under two years, evictions or landlord balances under five years, undischarged bankruptcies, and bankruptcy discharge under two years as grounds for denial. Criminal-history screening includes exceptions for some older convictions and an opportunity to provide additional information.
