Sol38 by Liv offers studio, one-, two- and three-bedroom apartments in Laveen, including loft-style layouts. Homes include in-home laundry and private patios or balconies. The community has a heated pool and spa, fitness center, work spaces and a bark park, and accepts Section 8 and other housing-assistance vouchers subject to its application criteria.

Move-in costs & deposits.

Move-in charges: The FAQ lists a $50 application fee per applicant, a $250 administration fee and a standard $240 security deposit, plus first-month or prorated rent. Upfront charges may vary with the time of month and home type. The security deposit depends on credit screening, up to one month of rent, and is refundable when the lease is completed successfully and the home is left in good condition.
Holding deposit: A $240 holding deposit is required to reserve a home or a place on the waiting list. The person beginning the application pays it. The application fee is $50 per applicant.

Monthly charges.

Rent payments: Rent is due on the first, with a five-day grace period including the first; it is late on the sixth. Payment options include online, phone, office and drop box. Cash is not accepted.

Pets.

Pets: Up to three pets are permitted per home, including no more than two dogs, subject to breed restrictions. There is no pet deposit; one-time pet fees and monthly pet rent apply, with amounts depending on species and additional pets.

Parking.

Parking: Every home has an assigned covered carport; loft-style homes have a private garage. Uncovered resident and guest parking is first come, first served. Additional garages are available to rent.

Utilities & internet.

Utilities: Water, sewer and valet trash are billed through the monthly LivBundle, with the charge based on home size. Electricity is separately billed by SRP according to usage.

Lease terms.

Lease terms: Lease terms range from 6–18 months. Roommates qualify jointly under a shared lease; additions and removals follow lease terms. Individual co-living leases, subletting and short-term rentals such as Airbnb or VRBO are not permitted.
Guests: Guests may stay up to seven consecutive days without notice. Longer stays require management approval and may require an application and addition to the lease.
Early termination: Early termination requires two months of rent plus repayment of initial concessions.
Renters insurance: Renters insurance with at least $100,000 of liability coverage is required. Residents may use their own provider or the preferred Homebody option.
Smoke-free policy: The community is smoke-free, including apartments, patios, parking and common areas. Violations carry a $300 fine; residents are responsible for guests.

Application & insurance.

Application review: Applications are evaluated individually. The typical income requirement is gross monthly household income of at least 2.5 times base rent. Minimum credit score is 500; scores of 620 or more generally receive standard approval, while 500–619 may require a higher deposit or guarantor. Rental history, background and financial obligations are reviewed. Valid photo ID and complete income proof are required.
Online application: The online application includes credit and criminal background checks and rental-history verification. An e-signature is required. The leasing team states it will follow up within 48 hours after a completed application. Applicants with pets are asked for a pet picture and veterinary paperwork.

Inside the home.

Inside the home: Homes are unfurnished and include air conditioning, stainless-steel kitchen appliances, a dishwasher, disposal, granite counters and full-size side-by-side washers and dryers, including studios. Bedrooms have carpet; other living, kitchen and bathroom areas have plank flooring.
Outdoor space and smart controls: Every home has a private patio or balcony, a smart lock and a programmable thermostat. Views vary by home; smart lights and outlets are optional upgrades.
Bathroom layouts: Studios and one-bedroom homes have tubs. Two- and three-bedroom homes have a tub and walk-in shower, except the two-bedroom, one-bath B2 layout, which has a shower only.

Community amenities.

Community features: Community amenities include a heated pool and spa, pool cabanas and covered ramada, walking trail, community garden, fitness center, clubhouse, outdoor grills, bark park, splash pad and playground, sand volleyball and a sport court.
Amenity access: The clubhouse, fitness center and business center offer 24-hour access, with reservations and community events affecting use. The pool is open 24 hours daily, subject to maintenance downtime; quiet hours are 10 pm–8 am. These are amenity hours.
Housing vouchers: Sol38 by Liv accepts Section 8 and other housing-assistance vouchers. The property states that its standard income, credit, criminal-background and rental-history criteria apply to voucher households.

Office & resident services.

Maintenance: On-site maintenance and 24-hour emergency maintenance are available. The ordinary-request target is 24–48 hours, without a guaranteed completion time.
Packages and work space: Amazon Hub package lockers have no additional charge and automatic enrollment. Conference space, work pods and powered lounges are available; the 24-hour business center can be reserved without a charge for personal meetings, study or remote work.
Trash and vehicle charging: Valet trash collection starts at 8 pm Monday–Friday; recycling and cardboard collection are available. Six ChargePoint stations each serve two vehicles, with a resident discount.
