Private-entry apartments with studio through three-bedroom layouts.

Springs at Westgate offers townhome-style studios and one-, two- and three-bedroom apartments. Each home has a private ground-level entrance and a full-size washer and dryer. Patio or balcony options and finishes vary by layout. Community spaces include a pool, a 24-hour fitness center, a clubhouse, outdoor grilling areas and two leash-free pet play areas.

Initial leases range from three to eighteen months, with pricing tied to the term. Utilities are separate from rent. The application review generally considers gross income of three times monthly rent, along with credit, rental history and background screening. Applicants should allow at least 48 hours for processing; same-day move-ins are not permitted.

Pets.

Pets: Up to two pets per home, except qualified service animals; cats and dogs require pre-approval, without a weight limit.
Breed conditions: Purebred Bull Terriers, Pit Bulls, Rottweilers and Dobermans are restricted. Certain mixed or other guardian breeds may be approved; qualified assistance animals are exempt.
Pet charge arrangements: A one-time fee per pet and monthly pet rent apply. Dogs also have a one-time PooPrints DNA enrollment fee.

Parking.

Surface and guest parking: Surface parking is complimentary for residents, with designated guest spaces.

Utilities & internet.

Utilities: Electric, gas, water, sewer, trash and internet are billed separately based on usage.

Lease terms.

Lease terms: Initial terms range from three to eighteen months, with term-dependent pricing. Month-to-month options are available upon renewal.
Move-out notice: A written 60-day notice is required before leaving at the end of the lease. The home and bedroom carpets must be professionally cleaned.
Mid-lease transfer: Transfers depend on availability and timing. The FAQ describes a fee of 75% of rent owed when transfer paperwork is signed; its calculation basis requires confirmation.
30-day lease-release pledge: Issues must be reported promptly. To use the pledge, written notice, move-out and key return must be completed before close of business on the one-month move-in anniversary. Standard final charges apply and the deposit, up to the standard unit amount, is surrendered.

Application & insurance.

Published occupancy limits: Maximum occupants: two in studios, three in one-bedroom homes, five in two-bedroom homes and seven in three-bedroom homes.
Application review: Review includes credit, rental history, gross income typically three times monthly rent, and a background check. Co-signer alternatives may be discussed.
Application timing: Completed applications are reviewed within two to three business days.
Insurance arrangement: Residents are automatically enrolled in the Get Covered Master Policy program, with up to $10,000 in belongings coverage; third-party insurance is also permitted.
Move-in processing: At least 48 hours are required for applications; same-day move-ins are not permitted.

Private entrance: Every home has its own ground-level entrance, without shared interior hallways.
Washer and dryer: A full-size washer and dryer is included in every home.
