Zone Apartments

My husband and I viewed the apartments by a very nice lady prior to change in management. She was professional and friendly gave us a tour of property and a 2 bedroom. We really like the property and manager BUT now reading all these negative reviews and seeing the property recently under new management we will NOT be moving here. Their sister property (Luxe) next door the lady manager had no interest at all in showing us an apartment, property, providing us information, she did NOT care at all.

Since the new management company took over a few months ago it has gone downhill. They use to clean the massive spider webs off the walls & do pressure washing for the bird poop on the sidewalks & they no longer do this! It’s a terrible sight! We pay for pest control but there are insects creeping into the units all year around! Leasing office communication is terrible! They don’t answer the phone or emails! If you need anything they use no urgency. Along with cutting back on maintenance labor, they also have cut back completely on the events that old management would provide. They would provide food trucks & other fun events for FREE! Not this cheap management! The gym “looks good” but not very usable, you’re better off with a gym membership. The pool also “looks good” but the furniture is dirty & you’re lucky if you get a chair & umbrella. The cabanas are filthy! This place is dirty & are providing a poor place of living!

Dear Property Management Team, I am writing to formally document concerns regarding the condition and management of this community. I have lived here since January 2024, when the property was managed by Greystar. During that period, the community was clean, well maintained, and resident concerns were addressed promptly. Since Avenue5 assumed management in February, there has been a documented decline in property upkeep and responsiveness. Several ongoing issues require immediate attention. Trash is regularly left overflowing in common areas, including the dog waste stations. In addition, management has not consistently responded to resident requests or concerns in a timely manner. These conditions indicate a failure to maintain the property to expected standards and to provide adequate communication to residents. There have also been multiple service and safety-related failures. The community pool has been closed for nearly a month because the pump is not working. Mail delivery has been unavailable since June 24, requiring residents to drive approximately 30 minutes to retrieve their mail. In addition, mail theft has occurred on the property, and I have been informed that the monitoring/security system has reportedly been nonfunctional since January. These issues directly affect resident access, security, and the basic operation of the community. I have also submitted multiple requests for a copy of my lease agreement and for repairs and maintenance issues to be addressed, but I have received little to no response. Residents are entitled to timely communication, safe living conditions, and reliable access to essential services. The current conditions do not meet those standards. I am requesting prompt attention to these matters and a clear plan for resolving them. Please provide a written response within 7 business days outlining the steps management will take to address the concerns described above. I expect these issues to be treated with the seriousness they require and for management to provide accountability for the ongoing deficiencies.

Zone was great in our starting months since December but declined hard since then Less than 24h notice to move all vehicles for repairs or be towed an pay 100$, no advice on where to park for the days of repair in the meantime, and a new management that seems to not even inform their employees of their decisions till last minute and without explanation as well. It's been a constant disappointment since they started shifting managements Update: they're app has now started to glitch out and not accept the rent, leading to two late fees. Attempts to call and get information are returned with "sorry we're busy doing tours today"

Today, June 11 my husband and I went to ask for information. We were really interested in these apartments. We waited for the chubby girl who could assist us and give us information, and she kept us there for 30-40 minutes without approaching us to give us any attention. She was more occupied with another blonde person, I imagine also an employee there, and she didn't have the courtesy to tell us that she would be a while or that we should come back later. Truly TERRIBLE SERVICE.
