Lease terms.

Transfers between homes: A security deposit transfers with an approved move to another home. Damage charges from the move are billed separately, with 30 days to pay.

Application & insurance.

Age requirement and preference: Applicants must be at least 55 years old. The selection plan gives a preference to applicants age 62 or older; a preference does not guarantee admission.
Minimum income: Verifiable household monthly income must equal at least twice monthly rent. The plan includes wages and non-governmental rental assistance in this calculation.
Income qualification: Gross annual income must meet the applicable tax-credit program limits, with all income and assets disclosed and verified. The plan describes a maximum of 60% of Maricopa County area median income; the applicable home’s tier controls eligibility.
Identification: Two forms of identification are required: photo identification plus another accepted form of positive identification.
Occupancy policy: Minimum one person per bedroom; maximum two people per bedroom plus one additional household occupant. Written appeals of this policy are allowed within 14 days.
Waiting-list process: Applications are accepted when the waiting list is open. Applicants are selected from the waiting list even when there are vacancies; placement follows receipt date and time, subject to published priorities.
Response to an offered home: The selection plan requires a response and full application within three days of notification, then lease execution within two business days after approval.
Keep a waiting-list application active: Applicants must contact the community at least every six months by email, fax or mail and report changes promptly; reasonable accommodations may apply.
Accessible-home priority: Households needing an accessible or adaptable home receive preference for matching features. Current residents with that need receive priority over new applicants.
