Rancho Montanas Senior Apartments serves adults 55 and older on South 7th Street. Its one-bedroom homes have approximately 790 square feet and one bathroom; two-bedroom homes have approximately 995 square feet and two bathrooms. Apartments include a washer and dryer, vinyl plank flooring, a dishwasher, ceiling fans and a private patio or balcony with additional storage.

A swimming pool, spa, clubhouse, resident events and barbecue area provide shared gathering spaces. Covered parking, controlled community access and 24-hour emergency maintenance are also offered. The tax-credit housing program uses household income limits rather than calculating rent as a percentage of income. Section 8 Housing Choice Vouchers and other rental assistance are accepted when they meet the community’s rental-rate requirements.

Minimum household income: Minimum household income is two times the rent.
Income limits: Maximum gross annual household income depends on household size and the home’s 40%, 50% or 60% AMI tier. For one person the published limits are $31,480, $39,350 and $47,220; for two, $36,000, $45,000 and $54,000; for three, $40,480, $50,600 and $60,720; for four, $44,960, $56,200 and $67,440; for five, $48,560, $60,700 and $72,840, respectively.
Tax-credit eligibility: Income, assets and student status are documented for all household members. Full-time student household limitations apply.
Application documents: Earned and unearned income records include six to ten employment paystubs and applicable benefit, pension, child-support, asset and other income records.
Adult applications: Each adult household member age 18 or older needs a separate email address and applicant portal.
Application timing: The online application, fees and signatures must be completed within 24 hours to avoid automatic cancellation. Background screening precedes tax-credit compliance review; processing may take up to two weeks.
Rental assistance: Section 8 Housing Choice Vouchers and other rental assistance are accepted when they meet the established rental rates.
