Lease terms.

Lease length: Standard 12-month leases. Shorter terms require management approval and can change rent or eliminate advertised offers.
Rent payment dates: Rent is due on the first, with a grace period through the fifth. A late fee starts on the sixth and daily fees on the seventh; amounts are set by the lease.
Apartment 73 October offer: Classic one-bedroom offer: first month of rent free with a 12-month lease signed by October 31, 2026. Restrictions apply.
Apartment 73 same-day offer: An extra $200 administration-fee credit is advertised for same-day applications on Classic one-bedroom floor plans, subject to restrictions.

Application & insurance.

Income guidelines: Verifiable gross household income of at least 2–2.5 times monthly rent, under the management company’s published criteria.
Application documents: Each applicant age 18 or older submits an application, government-issued photo ID and a Social Security number or ITIN for screening. Income evidence can include recent pay stubs, employer verification, an offer letter, bank statements, tax returns or benefit/retirement statements.
Housing vouchers: The manager accepts Section 8 vouchers at its Phoenix communities. Voucher applicants are reviewed using the manager’s voucher-specific income criteria.
Credit review: Credit, debts, income and rental history are reviewed together. Scores below 500 may lead to denial; open or pending bankruptcy is listed as disqualifying. Discharged bankruptcy may require a higher deposit or other conditions.
Rental and background review: Verifiable rental history and background screening are required; landlord debts and prior rental performance are considered.
Occupancy limits: Up to two people in a studio or three in a one-bedroom apartment.
Conditional deposit: An increased security deposit equal to 1.5 times monthly rent and additional documentation may be required as conditions of approval.
Liability insurance: At least $100,000 in personal liability coverage is required throughout the lease; the manager lists a policy charged monthly.
Preferred-employer option: The listing advertises waived application and administration fees and a $250 standard deposit for employees of GCU, Phoenix Union High School District, Alhambra Elementary School District, St. Josephs Hospital, Abrazo and the City of Phoenix.
