Application documents: Each adult age 18 or older applies with government-issued photo identification and an SSN or ITIN. Income records can include four pay stubs, an offer letter, six months of bank statements, tax returns or benefit and retirement statements.
Application review: Credit, verifiable rental history and background screening apply. A credit score below 500 may result in denial; an open or pending bankruptcy results in denial. Conditional approval can require a deposit equal to 1.5 times monthly rent.
