Carefree on North Central is a 36-apartment independent-living community for adults 55 and older, operated by Native American Connections. It offers one- and two-bedroom homes with income and occupancy restrictions. Kitchens include a range, refrigerator, dishwasher and microwave, and residents use an on-site laundry room.

The community room has computers, while outdoor spaces include a barbecue area and dog park. The property is LEED certified. Applications follow the operator’s affordable-housing criteria, including verification of income, assets and student status.

Minimum $250, credited toward move-in costs. Refundable if the requested apartment type is unavailable, the application is denied, or the applicant withdraws within 72 hours of approval. Withdrawal after that period or failure to move in forfeits it.

Pets.

Pet household: Up to one dog or two cats. Cats and dogs must be spayed or neutered and vaccinated, with documentation provided at application. Exotic animals are not permitted.

Lease terms.

Smoking policy: Buildings and apartments are smoke-free, including vaping. The operator prohibits smoking on the property except in a designated smoking area where one is provided.

Application & insurance.

Age and income eligibility: Independent-living apartments for adults 55 and older, with income and occupancy restrictions.
Senior-community income requirement: Average monthly household income must be at least 1.5 times average monthly rent. Affordable-housing maximum income limits also apply.
Application and annual verification: Each adult completes an application. Income, assets and student status are verified, with annual recertification.
Credit and rental history: Credit and landlord history are reviewed. Prior nonpayment can require a larger security deposit, up to 1.5 times monthly rent, or lead to denial under the rental criteria.
Occupancy limits: The operator’s limits are three occupants for a one-bedroom and five for a two-bedroom.
Voucher applications: Voucher applicants must obtain Section 8 approval for the unit’s rental rate.
Screening: Adults undergo criminal-background screening under the operator’s rental application criteria.
