Application & insurance.

Income and occupancy
Income and occupancy restrictions apply.
Income qualification
Under NAC’s linked affordable-housing criteria, non-voucher applicants need sustainable, verifiable income, with average monthly household income at least 2.5 times average monthly rent. Maximum annual income depends on household size, unit size and the applicable published limits. Voucher applicants need Section 8 approval for the unit’s rental rate.
Occupancy limits
NAC’s linked criteria allow up to two occupants in a studio, three in a one-bedroom, five in a two-bedroom and seven in a three-bedroom apartment. All occupants must be listed on the rental agreement. Unborn children and children being adopted count for unit-size and income-limit purposes; the criteria prohibit adding an adult over 18 during the first 12 months.
Annual verification
NAC’s linked criteria require annual disclosure and verification of income, assets and student status. If the household includes part- or full-time students, the criteria require an applicable student-status exception for the available unit’s funding source.
Screening and deposits
NAC’s linked criteria include credit, landlord-reference and criminal-history screening. Past nonpayment to landlords may result in disqualification or a higher security deposit, capped in that stated circumstance at 1.5 times monthly rent.
Application process
NAC’s housing application page lists a minimum application age of 18 and requires proof of income and identity verification and compliance with its affordable-housing rental criteria. The linked packet asks for three preferred properties and includes rental criteria, household-demographics forms and a VAWA acknowledgment. Approval places the applicant on the waiting list and does not guarantee an available apartment.
Rental-history conditions
NAC’s linked criteria require a payment plan in place at least 90 days before application for judgments from other housing communities. They state that an eviction within the past three years results in denial regardless of whether the judgment was satisfied; an older eviction requires a payment plan already in place for at least 90 days or evidence that the judgment was satisfied.
Criminal-history conditions
NAC’s linked criteria screen occupants over 18. They list restrictions for convictions or deferred adjudication involving felony crimes against persons within five years, misdemeanor crimes against persons within three years, or drug sales, manufacturing or trafficking within three years. They also list a lifetime sex-offense restriction and disqualification for outstanding warrants.
Application accuracy
NAC’s linked criteria state that falsification or omission of information in the application or supporting documents disqualifies the applicant and forfeits deposits and application payments.
Application submission
The linked packet instructs applicants to email the completed, signed application, rental criteria and household demographics to AffordableHousingApplication@nativeconnections.org.
Occupancy priorities
NAC’s linked rental criteria list occupancy priorities for households that are homeless and have adequate income, are overcrowded, have non-subsidized rent exceeding 30% of annual income, or do not currently hold a home or apartment lease in their own name.
