Its four published layouts range from a 677-square-foot one-bedroom to a 1,025-square-foot three-bedroom with two bathrooms. Renovated homes add stainless-steel appliances, quartz counters and tile backsplashes; washers and dryers are offered in selected homes, with shared laundry also on site.

Residents have a pool, a 24-hour fitness center with free weights, shaded barbecue areas and a dog park. Covered carport parking serves the gated grounds. Applications use documented household income, employment and rental history, and the management company does not accept co-signers.

Application & insurance.

Income requirement: Documented household income must equal at least 2.4 times the monthly rent.
Income documents: One year of continuous, verifiable employment and the most recent six months of pay stubs. Self-employed applicants supply the prior year’s tax return and six recent months of bank statements.
Adult applicants: Each person age 18 or older completes an application and pays applicable application fees.
Identification: The criteria accept government-issued identification, an age-of-majority card, birth certificate or Social Security card.
Co-signers and guarantors: The Neiders Company does not accept guarantors or co-signers.
Rental history: At least 12 months of verifiable rental history, fulfilled lease obligations and no outstanding landlord balance. The criteria allow no more than two late payments and no returned payments in the prior calendar year or 12-month period.
Application review: On-Site reviews credit and financial records, court records and references. Approval can require an additional security deposit. Certain criminal convictions are considered individually.
