Lease terms.

Lease length

Standard term: 12 months. A shorter lease requires management approval and can change rent and special-offer eligibility.

Payment timing

Rent is due on the first, with a grace period through the fifth. A late fee applies on the sixth and daily late fees begin on the seventh; amounts depend on the lease.

Security-deposit return

The manager’s policy describes the security deposit as refundable, less a $125 cleaning charge.

Application and identity documents

Each applicant age 18 or older submits an application, government-issued photo identification, and an SSN or ITIN for screening.

Household income

Verifiable gross household income of 2–2.5 times monthly rent; the manager publishes this range for its communities.

Income documents

Accepted proof includes four recent pay stubs, employer verification or an offer letter, six months of bank statements, self-employment tax returns, benefit award letters and retirement income statements.

Rental and credit review

Rental references, payment history, credit, debts, income and background are reviewed. A score below 500 may result in denial; open or pending bankruptcy is disqualifying under the published policy.

Housing vouchers

The manager expressly accepts Section 8 vouchers at its Phoenix communities. Its published income wording is “2x the rental rate, less the value of the voucher.”

Conditional approval deposit

Approval may require an increased security deposit equal to 1.5 times monthly rent.

Insurance requirement

Maintain renters insurance with at least $100,000 in personal liability coverage for the lease term.

Two-story townhomes with three bedrooms and two-and-a-half bathrooms.

Management

Venture Residences manages its properties in-house and provides on-site maintenance.

Resident payments

Resident portal payments, Flex Rent and manager-arranged split-payment options are offered. Split-payment arrangements carry a separate administrative fee.
