The Riley offers three one- and two-bedroom layouts on West Lower Buckeye Road, ranging from 730 to 1,113 square feet. Each residence has a washer and dryer, stainless-steel appliances and granite countertops. Selected homes add an attached garage and extended patio.

A pool and hot tub sit alongside a fitness center, game room, business center and clubhouse with a coffee bar. Coworking spaces provide another place to work, while a dog park serves pet households. Residents have assigned parking, with guest and additional spaces available through the community’s parking arrangements.

Required monthly fees: Fixed required monthly fees total $34.50 per home: $3 pest control, $26 doorstep trash and $5.50 utility billing. Variable utility and hauling charges are separate.

Lease terms.

Occupancy guidelines: Up to three occupants in a one-bedroom home and five in a two-bedroom home.
Deposit alternatives: Screening may require an additional refundable deposit equal to one month of base rent. An alternate deposit program is also listed with variable one-time or monthly charges in place of a traditional deposit.
Early cancellation: Early termination or cancellation is charged at 200% of base rent, excluding rent and other charges.
Third-party payment costs: Electronic payment service charges vary by payment method. The fee guide also lists a $14.99 charge per home and occurrence for third-party payment processing.

Application & insurance.

Household income: Combined pre-tax household income must be at least three times monthly base rent.
Guarantors: A guarantor must earn at least five times rent and meet the standard criteria. The Guarantors program is another published option for applicants without a qualifying guarantor.
Application and identification: Each applicant age 18 or older submits a separate application. Government-issued photo identification is required to tour.
Screening: Credit and criminal-background screening are required. Poor or insufficient credit may lead to an additional deposit, a guarantor requirement or denial.
Adult dependents: Adult dependents pass background screening and are not financially liable under the lease.
Renters insurance: At least $100,000 in personal liability coverage is required at lease signing and throughout residency. All leaseholders must be insured, with the property listed as an interested third party.
