The Cove Apartments has four designs: the 717-square-foot Mirage with one bedroom and one bathroom, the 838-square-foot Oasis with two bedrooms and one bathroom, the 952-square-foot Mohave with two bedrooms and two bathrooms, and the 1,258-square-foot Sahara with three bedrooms and two bathrooms. Mirage has a walk-in bedroom closet and extra storage on the patio. Oasis adds a hallway closet and patio storage, while Mohave also offers patio and storage space. Advertised home features include washers and dryers, refrigerators with ice makers, microwaves, dishwashers, disposals, air conditioning and ceiling fans, with features dependent on the layout and updates.

Heers Management operates the 652-apartment community at 2545 North 83rd Avenue. Its 85 two-story buildings are arranged around landscaped grounds, with two pools, spas, a fitness center, barbecue space with a cabana, a clubhouse and resident activities. Assigned covered parking, gated access, onsite patrol and onsite maintenance support everyday living. The published application criteria require income of 2.5 times the effective rental amount, with a separate four-times requirement for qualifying co-signers. Identity and income documents: Government-issued photo identification and written income verification: one month of paystubs, prior-year W-2 or 1099, or three consecutive bank statements. Offer letters require company letterhead and additional verification.
Self-employed applicants: Previous-year personal tax return, three months of personal bank statements and current business license, registration or EIN documentation.
Co-signers and guarantors: Accepted for insufficient income; resident credit requirements still apply. Co-signers complete an application and credit/rental or mortgage verification, and show monthly income of four times effective rent. Signature must be notarized if absent at lease signing.
Rental and credit review: Up to two years of rental history reviewed. Landlord and utility debts must be paid before approval. No credit history may require a co-signer or extra deposit; negative credit affects the deposit. Open bankruptcies are not accepted.
Background screening: Nationwide criminal-history and sex-offender database screening for all applicants.
Application funds and cancellation: A deposit or holding fee is due with the application. If not approved, apartment funds are refunded except the application fee, subject to the stated falsification exception. Cancellation 48 hours after funds are received forfeits deposit, application and holding fees.
