Presidio North offers 500-square-foot studios marketed as Junior One Bedrooms, a 715-square-foot one-bedroom and two-bedroom layouts of 884 or 1,042 square feet. Studio buildings have elevators and access to 24-hour shared laundry. Most one- and two-bedroom apartments include a washer and dryer, with upgraded finishes and private outdoor space in selected homes.

A monthly community fee covers assigned covered parking, package lockers, shared recreation areas, valet trash, pest control and maintenance services. Residents have access to a pool and spa, a 24-hour fitness center and picnic pavilions with grills. The community publishes Section 8 acceptance, income requirements based on net income, and a monthly deposit-waiver alternative.

Lease terms.

Subletting and transfers: Subletting is prohibited. Lease transfers require management approval, and incoming residents must apply and qualify.
Extended guest stays: Guests staying more than 14 consecutive days may require registration.

Application & insurance.

Income requirement: Net income must be at least 2.1 times monthly base rent.
Co-signers: Co-signers must earn at least three times base rent, complete a separate application and pay the application fee.
Application review: There is no fixed minimum credit score. Credit, rental history and background screening determine approval; collections or bankruptcy may increase the deposit, and recent evictions or unpaid rental judgments may result in denial.
Housing vouchers: Section 8 and some other vouchers, including Home Inc., are accepted. Applicants still undergo screening for their share of rent.
Liability insurance: At least $100,000 in liability coverage is required from a licensed provider. Proof is due before move-in, with Presidio North listed as an interested party.
Apartment holds: Apartments can generally be held for up to 14 days after becoming available once the application and applicable fees are submitted; some exceptions allow 30 days.

In-home laundry: Most one- and two-bedroom homes include a washer and dryer; studios use shared laundry facilities.
Studio-building elevators: Elevators serve the studio buildings.
Selected home features: Selected units have upgraded finishes, stainless-steel appliances, ceiling fans, walk-in closets or built-in shelving. Private patios or balconies are offered on selected layouts.
