Parc at Midtown incorporates the showroom of a former Mercedes-Benz dealership into a community of apartments and lofts. The layout collection includes studios, one-bedroom homes with den options, two-bedroom apartments and three-bedroom homes. Interiors have full-size washers and dryers, granite counters, stainless-steel kitchen appliances and wood-style plank flooring.

The fitness center and conference room have 24-hour access, while the pool opens daily from 8am to 10pm. Amazon lockers handle parcels, and valet trash pickup operates six evenings a week. Residents can choose reserved covered or garage parking and rent additional storage. A dog park and pet wash station serve the community’s two-pet households.

Lease terms.

Lease lengths: Leases run from seven to 15 months.
Furnishing: Apartments are offered unfurnished.
Smoking policy: The community is not designated smoke-free.
Move-out notice: Written notice is 60 days for a term lease or 30 days for month-to-month.
Early termination: Early termination requires 60 days’ notice and the fee specified in the lease.
Subletting: Subleases are not allowed.
Quiet hours: Quiet hours are 10pm–8am.
Guest arrangements: Guests staying longer than 13 days must be added to the lease. Residents may bring two guests to community amenities.

Application & insurance.

Income requirement: Income must be at least three times monthly rent.
Application documents and screening: Applicants provide government-issued photo identification and income evidence. Credit and criminal background checks apply; guarantors are accepted in certain circumstances.
Liability coverage: Residents are automatically enrolled in the property’s master liability program. Personal-belongings coverage is separate.
Security deposit by layout: Starting deposits are $300 for a one-bedroom, $400 for a two-bedroom, and $500 for a three-bedroom or loft. Additional deposit may be required by screening.
