The rental criteria allow guarantors and require income of at least three times monthly rent.

Utility arrangements: Water, sewer and gas use formula-based ratio billing and usage. Electricity is paid by usage directly to the service provider; residents arrange internet and cable. The property also bills a separate trash charge.

Other situational charges: Attorney, cleaning and damage charges vary by occurrence.
