Holding payment

A holding payment of at least $250 is due with the full application and is credited toward move-in costs. It is refundable if the requested apartment type is unavailable, the application is denied, or the applicant withdraws within 72 hours of approval. Later withdrawal or failure to move in forfeits the payment.

Pet household

One dog or two cats; no exotic pets. Spay/neuter and vaccination records are required at application. Assistance animals are treated separately from pets.

Application documents

Applicants must be at least 18 and provide proof of income and identity.

Income qualifications

For non-voucher applicants, verifiable average monthly household income must be at least 2.5 times average monthly rent. Maximum income limits also apply by household and apartment size.

Voucher applicants

Voucher applicants must obtain Section 8 approval for the apartment’s rental rate.

One-bedroom occupancy

The published occupancy limit is three people in a one-bedroom apartment. All residents and occupants must be listed on the rental agreement.

Ongoing qualification

Income, assets and student status require annual disclosure and verification; student households must satisfy the applicable funding-program exception.

Credit and rental history

Credit and landlord references are reviewed. Housing judgments require a payment plan established at least 90 days before application. Past unpaid rent can result in denial or a higher deposit, capped at 1.5 times monthly rent under the published criteria.

Prior evictions

The published criteria deny applicants with an eviction in the past three years. For older evictions, a satisfied judgment or a payment plan established at least 90 days before application is required.

Background screening

Adult occupants undergo criminal background screening; the criteria use different review periods for offenses against persons, drug-related offenses and sex offenses.
