Arcadia on 49th

4.1

This place is great! I highly recommend living here because of the fact that its centrally located to everything you would want to do. You're minutes away from Scottsdale and downtown Phoenix and the atmosphere here is always quiet and relaxing. Not to mention the rent is comparable or cheaper than 99% of the rest of the apartment complexes around town. Stop in and check it out, you wont be disappointed. 💯

DO NOT MOVE HERE !!! If I could give zero stars I’d give zero. I lived there from June 2025 through July 2026. And my experience at this complex was just miserable. To start with the bug problem is ridiculous. I did everything in my own power to make the problem better. I threw the trash daily, poured boiling water down the drains, and kept my apartment clean. When I asked them to come spray the first time they said they only sprayed once a week and that I had already missed the date and they would schedule me the next week in a Wednesday. I stayed home all day that Wednesday and the company never came. The next day I asked the office if they were able to spray and they said treatment was completed. During the time I lived there the two neighbors who lived next to me relocated because of the bug problem. I asked them to come again a few weeks later this time I was at work and the only treatment they did was threw a bug trap under my sink. The grounds keeping was great and kept the property very clean but they always started very early. The parking is a joke I paid rent like everyone else all of the parkings have a number and when I moved in was told it was first come first serve. I know it is common and I should not have parked in new resident parking. But one night I came home late from work and that was one of the only parking available. I parked there because I knew I had to leave by 8am the next morning at least an hour before the office was open. When I went to leave the next morning they towed me and when I asked if they towed me the office had no idea. The company they use comes at midnight or late in the night to tow people. I can understand if they stay parked there through business hours. But when it was brought up why there was no assigned parking I was told it was because a lot of residents have more than one car and they don’t have enough assigned spots for it to be inforced. The safety system for the stoves is stupid the apartments don’t have the best ventilation and any time you cook the sensor turns on and cuts the gas to the stove. When this happened my neighbor had to help me because there was no one in the office to. The walls are paper thin and I could hear everyone around me doing everything. The air and water were turned off multiple times for work while I lived there. And the laundry services on site were not the best. A few times the machines took my money, I would have to pay for two loads because often times the machines weren’t wringing out my clothes. So I resorted to going to an offsite laundry mat. During my time there they renovated numerous units and construction could be felt and heard through my apartment that was at least six away. The whole complex should be torn down and a new one should be built over it. The list goes on but my advice to anyone is to look elsewhere.

The staff is amazing, the complex is well maintained, the apartment is perfect. The paperwork, administrative, and financial requirements are overwhelming. So many emails, so many different entities, and the cashier's check/money order requirement for the first month all seem extreme to me. It's only one time, but it's a little stressful. Its home now and I'm excited for my move!

I have been a resident since Fall 2025 and have had a great experience so far! I originally came here for the convenient location, and I found that Alyssa and Andres are both extremely helpful and get back to me quickly whenever I have any general inquiries or potential maintenance requests. Adrian and the rest of the maintenance team here are also very friendly and timely.

I am happy with my new studio. Alyssa and Laura are both personal and very nice. The maintenance crew of Adrian and Julio are efficient and professional. Loving my studio!!
