**EDITED 6/27/26** They only replied because I publicly voiced their behavior. They do not care to resolve any of this, none of it is news to them. Here comes the generic AI reply. The apartments themselves are very nice. The parking situation, however, is a complete joke/cult. If you live in the penthouse, you’re treated like royalty. Penthouse residents get 4–5 parking spaces, have access to their own separate secret underground garage level and can even add additional spots to their lease from the regular garage! If their garage door breaks, it gets repaired immediately same day within hours. Everyone else? You’re out of luck. No matter how much you ask, beg, or plead, you’re limited to a single parking space. There is "no availability". Yet somehow the property is able to rent tons of additional spaces through Zark to complete strangers for around $8 per day. People who do not even live here, work in neighboring buildings, seeing baseball games downtown and attending concerts rent them out.. So clearly there are empty spaces available throughout the seven-level peasant garage. To make matters worse, residents vehicles are wrongfully impounded on a regular basis due to ongoing “Zark issues.” Imagine you have an assigned spot in your lease, wake up and your car is replaced with someone who is staying at an AirBnb.. call the tow company, and they claim "Unauthorized parking". Even residents with reasonable accommodations or disabilities aren’t guaranteed assistance. When asked about handicap related parking accommodations, management stated, and I quote: “We still will deny handicap requests and reasonable accommodations to move spots.” Yes, you heard that correct. They are possibly worried that the Penthouse People will hear that a normie has more than one spot and or gets to pick and choose as they do...? As of 6/25/26, not only does the main garage door remain broken for months with no estimated repair date and no meaningful communication provided to residents, but the common area as well, no ETA. But hey, don't worry guys! They put in a couple .. vending machines! Since the garage is left unsecured, homeless individuals routinely roam the parking levels in the wee hours of the night, very comforting. At this point, if someone steals your wheels, I guess that’s just considered part of the amenities package, similar to the "Golf Simulator", that is a scam and will never be open.

44 Monroe
I wish I could leave zero stars. Since transferring to this apartment, it’s been one issue after another. While the location is great, my experience with both the leasing office and maintenance has been incredibly disappointing. The quality of the maintenance work has been unacceptable. The most recent example is a newly installed range that does not properly fit the cabinet opening, leaving large, visible gaps and an unfinished appearance. Rather than ensuring the correct appliance was installed for the space, it was installed anyway. Residents deserve workmanship that reflects pride, attention to detail, and quality—not work that appears rushed simply to close out a work order. My experience with the leasing office has been equally frustrating. I relied on written representations regarding an approved appliance upgrade, yet a different range was installed without discussing the substitution with me beforehand. Rather than working collaboratively toward a resolution, I was simply told the matter was considered closed despite the obvious fitment issues. The leasing office has taken a position that is inconsistent with the written representations I relied upon, which has made this entire process unnecessarily frustrating. I don’t expect perfection, but I do expect quality workmanship, honest communication, and accountability when something doesn’t go as planned. Unfortunately, that has not been my experience at 44 Monroe.
The views and layouts are some of best Arizona has to offer. The units come with kitchen islands, walk in closets, garden tubs, huge showers, oversized balconies and 44 Monroe is a great place for those who love sunlight and views in a downtown setting. I’ve had a great experience with the staff at this location.
Lived here for a year and must say worst experience ever. 1. The property rents out their units as AirBnbs, so you have shitty people just about every night. 2. The water goes out atleast every 2 months and there’s no hot water for days at a time. 3. They say they can go into your apartment immediately for emergencies with no notice which is crazy because the end of my lease they was just walking in, was telling them to atleast let me know. And they would just give me a time frame which was anytime of the day. 4. So many people speed in the garages, very dangerous. 5. Gave them 2500$ between dog fees and security deposit, they gave me less than 300$ back and still haven’t gave me a break down of anything. 6. Signed a lease to a unit and they gave me something totally different, my unit had a few damages before moving in which they said they know about it and won’t charge me but still did. 7. Homeless people have followed people into building and slept on 8th floor. I can go on and on but if you want to pay bore than 2500 for shit quality then this is your place. West side of the building gets super hot and they don’t have ceiling fans so summer it gets super hot and muggy in your unit. And when I first moved in I was paying less than 100$ for utilities and after I’m paying 300$+ so what you think you’ll be paying isn’t what you’ll be paying. Goodluck I’d never live in another high rise again. Only thing it offers is great views and that’s depending if the Airbnbs aren’t partying to ruin that next door for you
we've just moved in recently - and have lived in several other major cities high rise apartments. very new but we do absolutely love it. the move in process was easy - our unit is amazing, you cannot beat the views or the location. everyone that works here has been very friendly and helpful. very prompt with maintenance and just friendly and helpful. we love it but will update as time goes
