Variable utility charges

The operator lists separate usage-based gas, electricity, water/sewer and common-area electric charges, plus a variable trash-hauling charge. Gas, hauling, common-area electricity and water/sewer use allocation based on home size and occupants; exact bills vary.

Pets.

Pet policy

Up to three pets per villa; no dog breed or weight restrictions are stated in the FAQ. Contact the leasing studio for the complete policy.

Pet deposit

The operator lists a $150 refundable pet deposit due at move-in with a per-pet basis, while its tooltip says assessment may be per pet or per home under the lease. Confirm the applicable basis before calculating a total.

Parking.

Parking options

Assigned parking is provided for each villa. Optional detached garages carry an additional monthly fee.

Utilities & internet.

Utilities and internet

Electricity, water, sewer, gas and trash are billed separately and are the resident’s responsibility. Internet and cable are available but are not included in rent.

Lease terms.

Insurance and lease options

Renters insurance with at least $100,000 coverage is required. Flexible lease terms are offered; exact available terms must be confirmed.

Deposit alternative

A third-party, nonrefundable security-deposit alternative varies with screening and replaces a traditional security deposit; it is not an additional refundable deposit.

Short-term lease premium

Optional shorter leases may carry a $200–$450 monthly premium per home, depending on lease length and availability.

Insurance provider choice

Required renters liability insurance is obtained through the resident’s chosen provider; its cost depends on coverage. A $15 per-occurrence noncompliance charge is separate and is not a substitute for insurance.

Rental qualifications

Applicants generally need gross monthly income of at least 2.5 times base rent. Credit, rental history and background checks are reviewed; bankruptcy, unresolved property collections, eviction or frequent late payments may affect approval.

Inside the home.

Villa features and changes

Single-story villas have no upstairs or downstairs neighbors, enclosed turf backyards and full-size washers and dryers. Painting or window-treatment changes require prior approval; major modifications must be coordinated with management.

Community amenities.

Community features

Official community material describes a pool, spa lounge, dog park, 24-hour athletic center with free weights, and poolside grill and lounge seating. EV charging is described as coming soon and is not included as a current amenity.

Office & resident services.

Maintenance

Maintenance is available during business hours, with 24/7 emergency maintenance service.
