Required monthly services
Per home each month: internet $75, pest control $3, doorstep trash $27 and utility billing administration $6.35. Usage-based charges are separate.

Pets are welcome; breed restrictions apply.
Pet charges
For authorized pets: $40 monthly rent per pet, a one-time $250 nonrefundable pet fee per home, and $28 per pet for one-time nonrefundable third-party registration and screening. A $250 refundable pet deposit also applies; its per-pet or per-home assessment follows the lease.

Payment-related charges
Returned-payment fee: $50 per occurrence. Late-payment fees vary by the number of days and the lease terms.
Transfer and month-to-month charges
An intra-community transfer costs $500 per occurrence. The month-to-month fee is listed at $200 per occurrence in addition to base rent.
Early termination
Early lease termination or cancellation costs 100% of base rent per occurrence, excluding rent and other charges.
Lease-related charges
Lease and trash-policy violations are $25 per occurrence. Pet/animal-policy violations are $500 per occurrence. Legal or eviction expenses vary by event type.
