Amiya offers five named apartment layouts, from the 737-square-foot 1x1 to the 1,245-square-foot 3x2. The 768-square-foot 1x1 Garage and 1,134-square-foot 2x2 Garage have their own garage layouts. Apartment features include full-size in-unit washers and dryers, walk-in closets with built-in shelving, smart thermostats and patios or balconies. Around the clubhouse are a pool and spa, fitness center, conference room, outdoor game area and gas barbecue eatery. A dog park and dog-wash station serve pet owners, with a two-pet limit, weight and breed restrictions and separate pet charges. Free Wi-Fi is limited to common areas; in-home services are separate.

Application, administration and deposit
Required one-time charges are a $50 nonrefundable application fee per applicant, a $200 nonrefundable administrative fee per home and a $250 refundable security deposit per home. Based on screening, an additional refundable deposit equal to 100% of base rent per home may apply.
Access devices
A required access device is $25 per device, one time and nonrefundable. Optional additional devices are $100 each as a one-time charge, subject to availability. Replacement devices are $5–$100 per device per occurrence, depending on device type.

Monthly charges.

Required monthly charges
Required monthly charges per home are $3 for pest control, $5.12 for utility billing administration and a flat $6 for common-area gas, in addition to base rent.

Pets.

Pet limits
Up to two pets are permitted per home, with a 75-pound weight limit and breed restrictions.
Pet charges
Each authorized pet has $45 monthly pet rent and a $200 one-time nonrefundable fee. The schedule also lists a $250 one-time refundable pet deposit, subject to lease requirements.

Parking.

Covered, guest and EV parking
Optional covered parking is $65 per rentable item per month. Guest parking is $5 per vehicle per day. EV parking or charging-space charges vary per occurrence by duration. These options are subject to availability.

Utilities & internet.

Usage-based utilities
Third-party electricity, water, sewer, trash hauling and common-area electricity are required monthly usage-based charges per home. Water is allocated equally per home; sewer and common-area electricity are divided equally per occupied home. Trash cost varies with service frequency and is divided equally per occupied home.
Optional in-home cable and internet
Optional in-home cable and internet are billed monthly per home; cost varies with the selected third-party services.

Lease terms.

Liability insurance
Third-party renters liability insurance is required, with monthly price varying by leaseholder and coverage. Failure to maintain the required policy has a $15 charge per home per occurrence.
Late and returned payments
The schedule lists a $50 late fee per occurrence and a separate $10 late charge per home per occurrence, under lease terms. Returned payments carry a $100 fee per occurrence.
Early cancellation and transfers
Early cancellation is 200% of base rent per occurrence, excluding rent and other charges. An intra-community transfer has a $750 fee per occurrence.
Other conditional charges
Lock changes are $50 per occurrence. Failure to transfer utilities into the resident’s name has a $50 processing fee per occurrence plus variable utility cost recovery. Lease violations are $25–$500 per occurrence depending on the non-compliance. Legal/eviction and third-party payment-service charges vary per occurrence; payment costs depend on the method used.
