D104 listing: resident lease programs: The official D104 listing describes a required $114 monthly bundle covering liability insurance through MAXX or the resident’s own provider, resident services and amenities. Listed services include filters about every 60 days, online ACH payments and maintenance access; the amenities component includes trash, pool, clubhouse, fitness center, landscaping and tot lot.

Pets.

Animal policy: The property allows at most two animals. Published cat/dog charges are $250 per animal initially, plus $50 per animal monthly below 50 pounds or $75 at 50 pounds and above; the site labels these charges nonrefundable. Breed restrictions apply, including listed mixed breeds. Fish tanks, rabbits and rodents are prohibited. Restricted breeds and their mixes are Pit Bulls/Staffordshire Terriers, Dobermans, Rottweilers, Chows, Great Danes, Presa Canarios/Mastiffs, Akitas, Alaskan Malamutes, Huskies, German Shepherds, Shar Peis and Wolf-Hybrids.

D104 listing: parking and occupancy: The official D104 listing describes uncovered parking with a maximum of two cars per home and an occupancy limit of two people per bedroom.

Lease terms.

Signing and payment timing: After the lease is sent, applicants have 48 hours to sign and pay the deposit. First-month rent and applicable fees are due at least six business days before move-in; leases signed within that window require certified funds on move-in day. Approval alone does not guarantee placement before an executed lease.

Application & insurance.

Income requirement: Combined gross income of all adults must be at least 2.5 times monthly rent and associated fees.
Application documents: Applicants need government-issued photo identification. Employees provide two months of recent paystubs; the criteria also specify alternative income documents, relocation and new-job letters, two years of tax returns for self-employment, and a prior-year 1099 plus contract proof for contractors.
Credit and security deposit: The property lists a $750 security deposit for an average credit score of 650 or higher and $1,125 for 501–649. Scores 500 or below are ineligible. Co-signers or guarantors need 700 or higher and are included in the average.
Screening and income after debt: The criteria require up to three years of rental-history contacts and screening for credit, eviction and criminal records; criminal history is considered and is not automatic rejection. Rent, fees and estimated debt payments must leave at least $1,000 in monthly income.
