Administrative fee
A required $150 nonrefundable administrative fee applies per home, one time.
Refundable security deposit
The required refundable security deposit is $300–$700 per home, one time, based on screening. A separate additional refundable deposit of 100% of base rent may apply based on screening results. Refunds follow application and lease terms.
Access devices
A required access device is $50 per device, one time and nonrefundable, due with the application. Replacement devices are $75 per device per occurrence; changing or reprogramming access is $150 per occurrence when applicable.

Monthly charges.

Required monthly services
Required monthly charges per home are $75 for internet, $5 for package services and $5 for pest control. These are separate from base rent.

Pets.

Pet charges
For authorized pets, pet rent is $45 per pet per month and the one-time nonrefundable pet fee is $200 per pet.

Optional paid parking
Optional parking is $45–$60 per rentable item per month; reserved parking is $50–$75 and garage parking is $100–$150 per rentable item per month. Prices vary by rentable item type and spaces are subject to availability. A required one-time vehicle-registration charge is $15 per vehicle, due at move-in.

Utilities & internet.

Usage-based utilities
Required usage-based monthly charges cover water/sewer, trash hauling and common-area electricity and gas; allocation uses home size and occupants. Electricity service through a third party is also usage-based.
Vacant-utility recovery
If applicable, vacant-utility costs are recovered on a usage basis per occurrence, with a separate $50 processing fee per occurrence.

Lease terms.

Liability coverage
Third-party renters liability insurance is required per leaseholder; its monthly cost depends on the provider selection. Failure to maintain required liability coverage can incur a $15 charge per home per occurrence.
Early termination and notice
If applicable, early lease termination or cancellation costs 200% of base rent per home, one time, excluding rent and other charges. Insufficient move-out notice can incur a separate one-time charge of 100% of base rent per home.
Late and returned payments
Late-payment charges are $10–$270 per occurrence, varying by the number of days and lease terms. A returned payment incurs $50 per occurrence.
Other situational charges
If applicable, an intra-community transfer costs $1,000 per home, one time; month-to-month tenancy adds $300 per home per month. A clubhouse rental costs $200 per occurrence.
Lease-policy violations
Lease-policy violations, including pest-related or pet/animal-policy violations, can incur $25–$500 per occurrence, depending on the event and lease terms.
Third-party and legal costs
If applicable, third-party payment services vary by provider selections per occurrence, legal or eviction costs vary per occurrence, and a security-deposit alternative varies per home per lease. The deposit alternative is nonrefundable.
