North Carolina sources & scope

G.S. 42-3 supplies the ten-day demand branch. The NC Judicial Branch distinguishes that branch from termination under lease terms. A contract with an express nonpayment forfeiture provision needs a different review.

G.S. 1-593 refers time computation to Rule 6(a). The form counts ten calendar days after hand delivery and extends the last day over weekends and the published court holidays. It does not calculate mail service or emergency orders.

See G.S. 42-26 for regulated utility payment allocation, G.S. 42-46 for fees, and G.S. 42-33 for payment or tender before judgment. Residential possession must follow the court procedure under G.S. 42-25.6.

The first local scope is Raleigh in Wake County. The city tenant toolkit describes local housing resources and tenant protections. City-assisted housing, property-specific restrictions and code-enforcement cases are excluded. This is a custom preparation tool, not a court-issued or court-approved form.

When a North Carolina 10-day rent demand fits

This demand is for unpaid residential base rent under G.S. 42-3. It is not the same as a lease termination notice or a court complaint. Review your agreement first: a nonpayment termination clause, notice waiver or special cure and delivery terms can change the correct procedure.

Prepare and deliver

Enter every tenant, the rental address and all past-due rent after credits. Choose the date you plan to hand a copy to each named tenant, sign, and save the PDF. This release requires delivery to all named tenants on the same day. If you cannot complete that plan, change the date and prepare a new demand. The separate delivery record is completed afterward by the person who actually delivers it. Download and Share do not prove delivery.

Count ten days, then consider the next step

The delivery date does not count. Saturdays, Sundays and holidays within the ten days do count; the last day moves forward when it falls on a weekend or a listed court holiday. Payment may be made through the end of the calculated deadline. Do not file based on this demand before that period has fully expired. Special orders and unusual closures require review.

The form supports 2026 delivery dates, including deadlines extending into the reviewed January 2027 court calendar. It does not decide later filing deadlines, court fees or whether an eviction will succeed. A tenant may have defenses or payment rights. Do not change locks, remove possessions or shut off utilities.

Cases needing another notice review

Covered mortgages, housing assistance, affordability or relocation agreements, different lease terms, disputed accounts or repairs, bankruptcy, military protections, retaliation, foreclosure, pending cases and property-specific orders are outside this form. Your entries and signature stay saved when a case is outside scope.

Questions about your notice and saved draft

Which rentals does this form support?

Residential homes in Raleigh city limits, Wake County, using the G.S. 42-3 rent-demand branch and the scope checks above. Only direct delivery to every named tenant on the same day is supported. Other places, delivery methods and special cases need separate review.

Will correcting a field erase my signature?

Your drawn or typed signature stays available when you correct the form. Review the updated details and confirm again before downloading. A correction cancels the previous approval so the PDF reflects the notice you just reviewed.

Where are my form and signature saved?

When automatic saving is on, the draft stays in this browser profile on this device. It is not uploaded to FriendlyLandlord. Anyone using the same profile may be able to reopen it. Turn saving off on a shared device, and use Clear saved draft & form or Finish & clear draft when you are finished. Downloaded PDFs are kept.

Can I return to the form without internet?

First open the form online and wait for the message that it is ready to reopen offline. Check that your draft says it was saved. You can then keep working or reopen the same address without internet while the browser retains its saved data. Private browsing or clearing browser storage can remove it.

How do I check saving on my iPhone or Android?

Use Safari on iPhone or Chrome on Android in a regular tab. Try these steps with fictional details:

  1. Enter a few fields and draw a test signature. Check for the saved-draft message and offline readiness.
  2. Rotate the phone both ways. Check that your fields and signature remain and do not stretch.
  3. Switch to another app for 30 seconds, then return. Check the same details again.
  4. Turn on airplane mode and turn Wi-Fi off. Change one field, wait for the saved message, then refresh.
  5. Close the tab and reopen this exact page while offline. Check that the latest change and signature return.
  6. Reconnect, finish the fictional form, review and confirm, then download. Check the PDF’s details, signature and date.
  7. Repeat with Type signature. Finally clear the test draft and refresh; the form should stay blank.

After reopening or correcting the form, an unchecked review confirmation is expected. Your signature should still be present.

Something did not save? Keep the page open if it still shows your work. Report a form problem with your phone model, iOS or Android version, browser, the step that failed and the exact save message. Use fictional examples; do not send tenant information or a real signature.
