- The rental is an ordinary, lawful, currently registered home inside Detroit Lakes. There are no extra lease notice steps or longer notice periods. No tribal or trust-land, hotel, short-term, shared-room, institutional or special housing case.
- This is a new notice for undisputed past-due rent only. No fees or other sums are owed. There are no credits, payments, payment plans, prior notices, repair disputes, condemnation or registration orders, retaliation concerns, court orders or other special protections to review. Nonpayment is not the result of a failed digital payment platform and unavailable alternative payment method; payment-method problems require separate review under Minn. Stat. 504B.118.
- I am the landlord and the person authorized to receive rent at the address shown. I will personally give every page to each named adult tenant on the notice date. If delivery is later, I will prepare a fresh notice. Signing, Download and Share do not deliver it.
If a condition does not fit, this form needs a separate review. See Delivery & lease help before printing.
Print every page before personal delivery. Choose electronic signing above only when both parties agreed; otherwise sign the printed copy.
Prepare the PDF, then download and print it. Share does not legally deliver this notice.
Sharing a file is separate from giving legal notice. Follow the delivery requirements shown for this form. Emailing or texting a PDF does not by itself establish valid delivery.

Give each tenant the complete notice and rent statement. Record actual delivery separately after it occurs.
Minnesota nonpayment notices for Detroit Lakes rentals
A written nonpayment notice gives the tenant the amount claimed, the reason for a possible eviction case and information about legal and financial help. It is a pre-court notice, not an order awarding possession. This form supports ordinary, lawful, currently registered residential rentals inside Detroit Lakes city, Becker County, with a new and undisputed rent-only balance. A 56501 mailing address alone does not establish that a property is inside the city.
Official sources reviewed October 27, 2026. The applicable statute, lease, local rules and special protections must be considered together.
1. Include the required notice and assistance information
Minn. Stat. § 504B.321, subd. 1a(a) requires a written notice specifying the basis for a future nonpayment eviction, the total due, a specific breakdown of rent, late fees and other lease charges, and the name and address of the person authorized to receive payment. The attached statement identifies each rent due date. This form identifies the landlord as the authorized recipient; a different recipient or agency arrangement requires another review.
The same subdivision prescribes three statements about legal help, financial assistance and the 14-day period. Keep their wording intact, including LawHelpMN.org, MNBenefits.mn.gov and the listed phone numbers. These are required information for the tenant, not advertising or document-production notes. Do not remove them when editing or printing the notice.
Subdivision 1b also gives the notice a role in verifying an emergency for certain assistance programs. A county receiving the notice may not require the additional emergency verification or landlord-acceptance verification prohibited by that subdivision. That does not mean that every applicant automatically qualifies for assistance; program eligibility and available funding remain separate questions.
2. Reconcile rent before demanding payment
Start with the lease, the actual due dates and a complete payment history. List only rent already due, with no future rent, duplicated month or omitted credit. Keep receipts, bank records and the underlying ledger. Where a tenant produces qualifying money-order records, § 504B.291, subd. 1(a) provides a rebuttable payment presumption, making accurate records especially important.
This particular workflow accepts rent only and requires that no late fees or other sums be owed. The notice therefore states zero for both categories. That is the form's limitation, not a statement that Minnesota law prohibits every fee. Do not hide a fee inside a rent entry or delete a real payment to make a case fit.
For a separate fee review, § 504B.177 generally requires a written agreement specifying when a late fee will be imposed and limits the fee to eight percent of the overdue rent payment. Subsidized housing has additional provisions, including limits tied to the tenant's portion. An eight-percent ceiling is not permission to impose a fee without the required agreement or to disregard another applicable restriction.
2026 Laws, chapter 81, section 2 amended § 504B.118 effective August 1, 2026. If a required or permitted digital payment platform is not functioning, the landlord must offer an alternative without a fee and restore access or offer the alternative as soon as practicable when aware of the failure. Adverse action, including eviction or late fees, is prohibited when nonpayment results from both the platform and the offered alternative not functioning for the tenant. The amendment also provides an eviction defense and remedies. Check an outage or failed payment method before treating a balance as an ordinary default. Cash payments require a receipt immediately when made in person, or within three business days otherwise.
3. Deliver every page and allow the full period
Under § 504B.321, subd. 1a(b), the landlord or agent delivers the notice personally or by first-class mail to the tenant at the leased premises. This online form supports only the narrower method of the landlord personally giving every page to each named adult tenant on the notice date. Mailing, delayed delivery or another person's service requires a separate review. Email, text and the Share button are not enabled service methods.
Subdivision 1a(c) measures the opportunity to correct the delinquency from delivery or mailing. For the supported personal-delivery path, use the actual delivery date. If delivery cannot occur on the date shown, prepare a fresh notice instead of relying on the earlier preparation or signature date. Keep the exact notice delivered and a separate contemporaneous record of who delivered it, who received it, where and when. Do not record planned delivery as a completed event.
§ 645.15 generally excludes the first day and includes the last when computing a statutory period. If the last day is Saturday, Sunday or a legal holiday, that day is omitted. Intermediate weekends are not all removed as they would be for a business-day period. Check the applicable holiday rules and any longer lease, local or federal requirement before deciding when the period ends.
The form retains the exact statutory 14-day statement but does not calculate a court-filing date. Allow the full applicable period; the passage of time alone does not establish a right to evict. Subsidized housing, federally covered financing and uncertain coverage remain outside this form and may require different notices or additional time.
4. Reassess payments, assistance and redemption
Reconcile any payment or tender before filing. A new payment, payment plan, accepted partial payment or disputed allocation takes the case outside this fresh rent-only workflow. Do not keep using the original balance after it changes.
§ 504B.291, subd. 1(c) addresses a written agreement that accepted partial rent may be applied without waiving an action for possession. The statute's conditions and timing matter; accepting money and adding a unilateral note afterward is not the same as the parties' written agreement. Subdivision 1(d) also addresses allocation to prior rental periods in the action.
For qualifying nonpayment cases, subdivision 1(a) provides a right to redeem before possession is delivered by satisfying the statutory requirements, including arrears and specified additional amounts. It also recognizes qualifying written guarantees from public agencies or certain organizations administering government rental assistance. The provision has exceptions, including a material lease-violation allegation, and is not a reason to add prospective court costs to this rent-only notice. An expired notice does not by itself eliminate redemption rights.
5. Verify Detroit Lakes registration and property conditions
Detroit Lakes City Code § 612.03 requires a valid current rental-unit registration and an owner or designated local manager residing within 30 miles of the city. Section 612.05 governs annual renewal; § 612.07 addresses posting the registration; § 612.10 requires compliance with housing, safety and other standards. Preparing a notice does not satisfy those duties.
Check the property's registration, outstanding compliance orders and any condemnation or unsafe-condition issue before using this form. Sections 612.13 and 612.14 address registration action and summary condemnation. A case involving those matters or a repair, retaliation or rent-escrow dispute needs a separate analysis.
The 30-day language in § 612.12, subd. 6 concerns limits on adverse registration action during specified enforcement circumstances. It should not be copied into a rent notice as a universal Detroit Lakes 30-day cure period. Likewise, § 612.17 concerns notices from the city; it does not replace the landlord's nonpayment-delivery requirements in § 504B.321. The cited code edition is dated April 10, 2026; check for later applicable enactments or property-specific orders.
6. Keep optional signing separate from legal delivery
Section 504B.321, subd. 1a lists notice contents without prescribing a landlord-signature requirement. This form offers a handwritten signature or an optional electronic signature. § 325L.03, § 325L.05 and § 325L.07 govern electronic-transaction scope, agreement and recognition. Use electronic signing only when the landlord and every named tenant have agreed to electronic signatures for this notice, no contrary requirement applies, and the signer intends to sign.
A checked box cannot supply another party's missing agreement. If the basis is unclear, leave electronic signing off and use the paper version. § 325L.08 preserves specified presentation and delivery requirements. Whether signed electronically or by hand, this form's supported delivery remains a printed copy given personally. A signature does not certify delivery.
7. Review the evidence before starting an eviction case
Check actual delivery, the full notice period, the current balance, payment offers, assistance guarantees, agreements, possession, court orders and defenses. Retain the delivered notice, all attachments, lease and addenda, payment history and delivery record. Under § 504B.321, subds. 1(d) and 3, the complaint requires the applicable notice and other specified documents, including the lease and a detailed itemization for nonpayment. Failure to provide the required notice can result in dismissal without prejudice and expungement.
The 2026 amendment to subdivision 2 concerns expedited proceedings; it does not replace subdivision 1a's ordinary nonpayment-notice requirements. A notice is not a summons, hearing date or eviction order. Under § 504B.225, intentional unlawful exclusion or interruption of utilities to remove a tenant can be a misdemeanor. Obtain possession through the applicable court process, not lock changes or utility shutoffs.
Completing the blank notice
Complete the notice and attached rent statement consistently: date, tenant names, premises, each rent due date, amount, total, authorized recipient, recipient's address and payment method. Keep the three statutory assistance and time-period statements intact. This is a Friendly Landlord notice based on the cited statute, not a court-issued form.
The blank version does not check city boundaries, fees, credits or dates. Apply the same scope and delivery checks described above, give the tenant every page and record actual delivery separately after it occurs. Keep a copy of the completed document. Use a separate review if any condition is different.
