Application & insurance.

Housing vouchers: Housing vouchers are not currently accepted at this property.
Operator qualification policy: TCOCK’s leasing FAQ requires favorable credit, combined monthly income of at least 2.5 times the monthly rent and positive rental history. It says applications with an eviction within the previous seven years will not be approved.
Applications: TCOCK requires every occupant age 18 or older to apply. Applications are processed in the order received.
Guarantors: TCOCK accepts guarantors for income qualification, but not credit issues. Guarantors must document income and submit a separate application.
Insurance requirement: TCOCK’s leasing FAQ requires liability coverage under the lease. Without renters insurance, Liability to Landlord Insurance is added to monthly charges.
Application fee: TCOCK’s nonrefundable application fee is $25 per adult.
Application documents: TCOCK asks for government-issued identification, rental history, references and income documentation. Salaried applicants provide three recent pay stubs or bank statements showing regular direct deposits; new employees may provide a signed offer letter stating start date, title and salary. Self-employed applicants provide the most recent W-2, 1099 or tax returns and three months of bank statements. Commission or variable income requires three recent pay stubs; other income requires an award letter or court order and three months of statements showing deposits.
Approval and securing a home: TCOCK says most complete applications are reviewed within one to three business days. The apartment remains on the market until the security deposit is paid and the lease is signed electronically.
Published security deposits: The community publishes a $450 deposit for one-bedroom apartments and $650 for two-bedroom apartments.
Lease processing fee: A required one-time $350 lease processing fee applies to all units at move-in and is nonrefundable.
Listed insurance compliance fee: The current listings for 278 S 3rd Ave, apartments 3 and 1, each require a $10.50 monthly renters insurance compliance fee, in addition to base rent.
