Age eligibility
The currently linked criteria, revised March 6, 2017, give preference to households with a member over 55. At least 80% of apartments must have a resident age 55 or older; the remaining apartments and all household members require age 40 or older.
Income qualification
The linked March 6, 2017 selection policy requires qualification under Section 42 and annual HUD income limits. Its preferred rent burden is no more than 50% of adjusted income. Households made up entirely of full-time students may be ineligible.
Waiting list and reapplication
Applications are selected chronologically from the waiting list. The published policy requires a 60-day wait before reapplying after compliance ineligibility or withdrawal, with a new nonrefundable application fee each time. Household additions during the first six months require prior management approval.
Published selection criteria
The March 6, 2017 policy describes credit, criminal, employment and landlord-reference screening and asks for three years of landlord history. It requires discharged bankruptcies and may require proof that utility collections were paid; multiple charge-offs or unpaid medical charges may lead to denial. The policy says felony, sexual-offense or drug-offense convictions lead to denial, including for live-in caregivers and added adults; multiple misdemeanors may also lead to denial. Evictions, late payments, unpaid landlord judgments, disturbances, property damage, poor housekeeping or inappropriate behavior may also be grounds for denial.
Appeals and accessibility priority
Rejected applicants receive written reasons and may appeal. Apartments with accessibility features prioritize households that benefit from them; third-party verification may be required. The policy protects otherwise qualified applicants from denial solely because they experienced domestic violence, dating violence, sexual assault or stalking.
Application fee
Published application fee: $25, nonrefundable. The selection policy requires an application fee each time a household reapplies.
