Vesta on 12th offers four floor-plan variants: A1 and A1R have one bedroom, one bathroom and 672 square feet; B1 and B1R provide two bedrooms, two bathrooms and 952 square feet. Homes include a balcony or patio, a dishwasher, refrigerator and linen storage, with walk-in closets in selected apartments.

The gated community has a pool, fitness center, barbecue picnic area and shared laundry facilities. Assigned and covered parking are available. The application criteria explain documentation, screening, guarantor qualifications and deposit conditions; layout-specific deposit figures are listed separately from rent.

Pets.

Dog breed restrictions: Restricted breeds include Pit Bull Terrier/Staffordshire, Akita, Rottweiler, Presa Canario, Doberman Pinscher, wolf hybrids, Chow and Alaskan Malamute. Qualified service and assistance animals are exempt from these restrictions and pet deposit requirements.

Parking: Assigned parking and covered parking are available.

Lease terms.

Rent quote period: Original rental quotes are honored for two business days for the quoted home, move-in date and lease term. Changing those selections can change the quote.

Application & insurance.

Adult applications: Each resident age 18 or older submits an application. Non-leaseholding adult dependents use a certification and undergo credit and background screening.
Identification: Each applicant provides valid government-issued photo identification.
Employment verification: Employment and income must be verifiable. The criteria request 12 months of continuous employment, or verification of previous employment when the current job is newer. An employer letter must be notarized and document one month of income.
Rental history: The screening reviews two years of rental history. No rental history requires a deposit equal to one month’s rent; negative history can lead to denial or an increased deposit.
Guarantors: A co-signer or guarantor may be required when qualifications cannot be established. Guarantors must meet the full criteria and verify income of at least five times the rental rate.
Credit and background checks: Each applicant receives a credit report and criminal background check. Credit results may require an additional deposit or guarantor, or lead to denial.
Occupancy limits: The criteria list up to three occupants for a one-bedroom home and five for a two-bedroom home.
Insurance terms: The lease may require at least $100,000 in personal-liability coverage, evidence at signing and continuous coverage during residency.
Documents and holding payments: The application fee is due before screening. A security or holding deposit is required to reserve a home. Required documents must be supplied within 24 hours of application submission to avoid cancellation and deposit forfeiture.
Application cancellation: Within 24 hours, the administration fee less the application fee is refundable. After 24 hours, the administration fee is forfeited. If denied, the administration fee is refundable and the application fee is retained.
