Lease terms.

Standard lease: 12-month standard lease. Shorter terms require approval and may forfeit specials or change the rental rate.

Application & insurance.

Insurance requirement: At least $100,000 in personal liability coverage. The manager’s published policy provides coverage through an additional monthly charge.
Income criteria: Verifiable gross household income of 2 to 2.5 times monthly rent, under the manager’s community criteria.
Application documents: Applicants age 18 and older submit an application, government-issued photo ID and SSN or ITIN. Income documents can include pay stubs, employer verification or offer letter, bank statements, tax returns, benefit letters or retirement statements.
Credit screening: Credit, income, debt and rental history are reviewed together. Scores below 500 may lead to denial; open or pending bankruptcy is disqualifying under the published policy. Discharged bankruptcy may require a larger deposit.
Voucher policy: Venture’s published policy accepts Section 8 vouchers at its Phoenix communities. It states an income requirement of twice the rental rate after subtracting the voucher value.
Conditional approval: Screening may lead to a security deposit equal to 1.5 times monthly rent or additional documentation.
