Portrait at Hance Park offers studios and one-, two- and three-bedroom apartments at 1313 North Second Street. Lease terms range from three to fifteen months, with corporate leases available. Apartments are offered unfurnished.

Residents use Parcel Pending for 24-hour package access and can submit routine maintenance requests through the resident portal. Water, sewer and trash are billed separately from rent, while electricity is set up directly with APS. Applicants need gross income of at least three times monthly rent, and guarantors are considered individually. A pool, lounge and wellness center are among the shared amenities.

Pets.

Pet household: Up to two pets per apartment.
Restricted dog breeds: Restrictions include pit bull and Staffordshire terriers, Rottweilers, German Shepherds, Presa Canarios, Chow Chows, Doberman Pinschers, Akitas, wolf hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies and their mixes.

Utilities & internet.

Utility bills: Water, sewer and trash are allocated and billed monthly with rent. Residents establish electricity with APS.
Internet service: Cox high-speed internet service.

Lease terms.

Lease lengths: Lease terms from three to fifteen months; corporate leases are offered.
Rent due date: Rent is due on the first of the month, including holidays and weekends; late charges begin on the fourth.
Resident transfers: Current residents coordinate a transfer with the leasing office before submitting another application to avoid additional application fees.

Application & insurance.

Income requirement: Gross income of at least three times monthly rent.
Screening: Applicants over eighteen undergo credit, criminal and rental-history screening.
Guarantors: Considered case by case; a guarantor must apply, undergo screening and meet income requirements.
Renters insurance: Renters insurance is required.
Identity and document checks: Applications use Get100 with CLEAR for digital identity and document verification.
Credit guarantor option: Cosign is a participating credit guarantor service. Qualification is subject to its application review.
