Maryvale Parkway Terrace is a two-story garden-style community with 108 one-bedroom apartments, each approximately 520 square feet. Homes accommodate up to two people. The City of Phoenix identifies the community for seniors age 62 or older and people with disabilities, with rent tied to household income through HUD-subsidized housing.

Electricity, water and other utilities are included except cable and telephone. Residents pay a $2 monthly laundry-facility fee. The city’s pre-application places applicants on a waiting list and gives priority first to elderly applicants, then disabled applicants ages 50–61, followed by other disabled applicants.
