Aura at Midtown offers classic, partially updated and renovated apartment layouts, with studios through three-bedroom homes in its floor-plan collection. Interiors have central heating and air conditioning, walk-in closets and kitchen appliances including a dishwasher. Selected homes add stainless-steel appliances, upgraded cabinetry, vaulted ceilings or a patio or balcony.

Residents share two swimming pools, a community garden, barbecue stations, a dog park and a fitness center open around the clock. Eight coinless laundry facilities also operate 24 hours a day. Off-street parking, controlled building access and an on-site management team support day-to-day living. Applications use digital identity and income verification, and a qualified guarantor can supplement an applicant’s income.

Pets.

Pet household: Maximum two approved pets. All households complete animal-status screening. Pet licensing and vaccinations must stay current.
Restricted dog breeds: Restricted breeds include American Staffordshire Terrier, Staffordshire Bull Terrier, Rottweiler, Cane Corso, Presa Canario, Bull Mastiff, wolf hybrids, pit bulls and mixes of these breeds. The policy exempts qualified assistance animals from pet fees and breed restrictions.

Household income: Combined gross household income must equal at least 2.5 times the monthly tenant-paid rent.
Guarantor income: A guarantor must verify income of at least four times the tenant-paid rent.
Identity and income verification: Applicants age 18 and older complete digital identity and income checks. Accepted identification is an unexpired state-issued photo ID or passport. Income may be verified through a US bank account or a pay stub dated within 30 days; recent employment or offer letters may be accepted when digital verification is unavailable.
Application screening: Credit, rental history and criminal history are reviewed. First-time renters may need an additional deposit or guarantor; medical debt and student loans are excluded from the listed negative-credit criteria.
Liability insurance: Residents must maintain $300,000 in liability coverage.
Deposit alternative: A Jetty bond is offered as an alternative to a conventional security deposit, subject to approval.
