Applicants need income of at least 2.5 times base rent, and guarantors are accepted. The community offers an optional monthly security-deposit alternative alongside its standard deposit. Water, sewer and trash are billed through Conservice; residents arrange their own SRP electricity.

Utilities: Water, sewer and trash are billed through Conservice; residents establish SRP electricity service.

Lease terms.

Subletting and transfers: Subletting and lease transfers are not permitted.
Rent payments: Rent is due on the first and late after the second. Payment options include the resident portal, cashier’s checks and money orders.
Late payment charges: $50 on the first late day, plus $14 for each additional day.

Application & insurance.

Income requirement: Income must be at least 2.5 times base rent.
Guarantors accepted: Co-signers or guarantors are accepted.
Insurance requirement: Renters insurance is not required by the published leasing FAQ.
