Application & insurance.

Income requirement

Combined net monthly income must be at least 2.5 times monthly rent. Employment or other qualifying income must be verifiable and sustained for at least one year.

Application documents

Each resident age 18 or older completes an application and supplies identification, employment and income evidence, and rental or residence references.

Co-signers

Co-signers are considered in some situations. The published criteria require a 700 or higher FICO score and individual income of four times rent.

Screening criteria

On Q reviews credit, rental history and background. Published credit guidelines include a FICO score above 550, no pending bankruptcy or bankruptcy within six months, and no unpaid landlord or utility debt; individual circumstances are reviewed case by case.

Application timing

Processing begins after all applicants submit their documents. Move-in dates more than 21 days after approval require additional approval.

Holding retainer

After approval, a nonrefundable holding retainer secures the apartment and is credited toward move-in costs. Its amount depends on the chosen deposit option.
