I have been living at this property managed by Killiam Properties for more than two years From my apartment I had a spectacular view of the race course and lake This place has open parking and a laundry room available to all tenants the management team is also very helpful

The building is fairly new and wellrun with a 24hour concierge service that ensures safety is a top priority Despite occasional interruptions from the elevator and fire alarm it appears to be improving Smoking is not allowed on the balcony and must be done several feet away from the building which I appreciate since I am a nonsmoker The staff managers and superintendents are very helpful when something needs to be fixed for example my bathroom mirror was replaced after two months Though this took some time to complete they did an excellent job The location is great near the subway station with walking distance to Junction and Bloor West Village Roncesvalles village is slightly farther away Beautiful grounds combined with friendly and considerate residents make this an ideal place to live in The staff keep everything immaculate while Snow was especially helpful during my movein process Contance was also very efficient in helping me get settled quickly definitely worth recommending more ... hide ...

The management from the building manager to the general manager was extremely unprofessional and inadequate Calls were made to senior management yet they would rarely answer and when they did it was only with empty promises Repairs and renovations promised were not completed The elevators werent working properly despite there being two in the building The resident manager was quite disrespectful on occasion and her word wasnt kept a complaint letter had to be sent before anything happened regarding a clogged sink Other apartments doors banging all day contributed to our lack of restful sleep but no action was taken after informing the building manager of this issue Furthermore power outages happened without a generator in place hot water during winter months was rare too and temperatures dropped as low as 18 degrees Celsius even with our own heating system running adding an extra 70 onto our electricity bill The heating system itself seemed inefficient due to their attempt at saving fuel air leaking through walls windows and balcony door all of which were very old meant we had to make repairs ourselves for 67 months by applying silicon all over them just so we could close them off properly overall it was an awful experience that left us relieved when eventually leaving that building more ... hide ...

I was a past tenant at this place and Im using a pseudonym to protect my identity from potential harassment if I have to rent from them again in the future The two Sams who work here were very different one of them was really nice while the other was an awful Karen Every year they would raise the rent unless we found a way to prevent it even during major COVID restrictions when it said you couldnt raise rent Even with all their bonuses and rebates 1600 dollars should not be so close to slumlike conditions think homeless people digging through trash or drug deals happening near exit doors but thats what it is like here The security guard isn't much help either as he hasnt been around lately Maintenance can be mixed bag some fixes are good but most just do the minimum amount of work necessary You can also hear your neighbors doing everyday activities like using the bathroom or singing in the shower due to how thin some walls are Despite all this I still like my suite its spacious with a nice patio and courtyard but management has an inflated opinion on how much these suites should cost considering everything else going on in this area With all that considered its definitely not worth paying such high rent prices for these suites alone more ... hide ...

I have had the misfortune of renting at this place and it is by far the worst They overcharge for parking double up on pet deposits and rent and try to enforce professional carpet cleaning which is against the Residential Tenancy Act Many people have fallen prey to this unlawful charge You are allowed to clean the carpets yourself I took my complaint to the RTA board and won The appliances they provide are old and barely functioning its supposed to be a nonsmoking building yet their own maintenance man smokes in his suite making it reek of cigarettes on the second floor I felt unsafe after a possible tenant harassed me when I was taking out garbage all management said was thank you for not letting him into the garbage room No further action was taken Theres almost no visitor parking since most spots are taken by residents who don't want to pay 3035 monthly fee for one spot they threaten with tow but nothing happens The parking lot is also dangerous due lack of safety signs or common sense from drivers merging two lanes without paying any attention something Management could easily fix with a sign but simply doesnt care We were paying nearly 1300month for a two bedroom which we couldnt even enjoy due inconsiderate neighbours stomping on floors plus embarrassing poorly managed appliances so beware renters look elsewhere for better accommodations If I could give negative stars I would more ... hide ...

The Galas response to my review was extreme they called the police who told me they didnt need to come by Harassment Ive never encountered worse realty management Ashley Kane was completely incompetent when I lost my keys including the keyless FOB It took me at least 3 weeks of constant contact before they agreed to meet me and replace them then they locked my door with the keys in their office forcing me to stay in my car Theyve misplaced my rent payments twice and I had to pay a lawyer and extra fees for new drafts both times In April they charged me 405 more than due which took about a week to track down Kane no one is ever at the leasing office for this 3 building complex She apologized but never actually debited it from my next months rent as promised instead she mailed out a cheque and on May 1st after I put in a certified draft with all information included I received a default notice accusing me of being late plus late fees When I contacted Kane again she accused ME of harassing her staff The complex has been on sale for 4 years now and AVISON YOUNG has been buying up land for industrial property nearby there have been many breakins too which are only given short term security solutions until it dies down again Of the three buildings only one allows pets but none smoking even outside on balconies which is why I wont renew There are no more ... hide ...
