- Lawful ordinary residential rental outside Jackson in Teton County. No assisted, deed-restricted, workforce, employment, tribal, mobile-home lot or transient housing. Rent has remained unpaid for at least three days after its due date and any grace period. No extra lease steps or longer period apply.
- New notice for undisputed unpaid rent only, without other charges, payments, earlier notices, payment plans, repair disputes, court orders or special protections needing review. This notice asks the tenant to leave; it does not promise a right to stay by paying.
- I am the landlord signing. An adult who is not a party will personally hand every page to each named adult tenant. Actual service is recorded separately afterward. Signing, Download and Share do not deliver it.
If any condition does not fit, use “Different situation / not sure” to review it before printing.
Print every page before personal delivery. Choose electronic signing above only when both parties agreed; otherwise sign the printed copy.

Wyoming nonpayment notice: unincorporated Teton County
This form prepares the Wyoming Judicial Branch Notice to Quit Premises for a new, rent-only case in unincorporated Teton County, outside Jackson and other municipalities. It preserves all three original notice pages and adds a statement identifying the unpaid rent. A notice to quit asks the tenant to leave; preparing it does not start a lawsuit or give the landlord authority to remove anyone.
1. Separate the overdue-rent period from the notice period
W.S. 1-21-1002(a)(i) permits forcible-entry-and-detainer proceedings after a tenant fails to pay rent for three days after it is due. That is not the same period as the notice to quit. Section 1-21-1003 separately requires a written notice to leave, served at least three days before an action begins.
First check the rental agreement, due date, any grace period and payment history. Every rent installment entered here must meet the overdue requirement, and an applicable contractual extension must have expired. Then prepare and actually serve the notice. The days that passed before preparation do not replace the period after service. This tool does not calculate an expiration or court-filing date from a planned delivery date.
Check the controlling rules for the actual case instead of automatically applying a general civil deadline calculator. Circuit Court Rule 2(c) generally excludes forcible-entry-and-detainer proceedings from those rules and the general civil rules, except as otherwise provided. Lease terms, actual service, applicable protections and orders still need review before filing.
2. Use the nonpayment ground accurately
The original court notice lists several possible grounds for possession. This branch selects only the property address stated above and failure to pay rent for at least three days after it was due. It does not assert damage, another lease breach, a completed sale, holdover or any of the other listed grounds. The unselected grounds and the statutes printed on page three remain part of the complete court form.
The attached rent statement identifies the due dates, amounts and total supporting the nonpayment allegation under W.S. 1-21-1002(a)(i). It does not change the notice into an offer to remain by paying a stated sum. Do not rewrite the court demand or add a promise that payment automatically preserves the tenancy. A payment, settlement, repayment arrangement or other change after preparation requires review of its effect before any next step.
Use rent only. This branch does not include late fees, utilities, repairs, damages, interest or litigation costs, and does not accept partial-payment or credit cases. Reconcile the actual ledger; do not enter a charge that has already been paid or classify another charge as rent. The amount eventually recoverable in a lawsuit is a separate question. W.S. 1-21-1008(b) directs the court to determine rent due at the hearing and the rental agreement's terms, with costs and attorney fees as provided there.
3. Confirm the property and tenancy fit this limited branch
The property must be an ordinary, lawful principal residence in the unincorporated county. A Jackson postal address can extend beyond municipal boundaries, so verify the actual location rather than relying on the mailing city or ZIP. This form does not determine whether a rental is lawful, unrestricted or compliant with a property-specific permit.
Deed-restricted, workforce, employment, assisted or other program housing may have additional agreements and procedures. Those cases, covered or uncertain loans, tribal land, mobile-home lots, seasonal or transient occupancy and extra lease notice requirements are outside this branch. The person signing here is the individual landlord/owner; the form does not decide an agent's or business representative's authority.
A rent dispute must also be evaluated alongside the landlord's obligations. W.S. 1-21-1202 and 1-21-1203 address safe and sanitary residential premises, systems and maintenance, written agreements and the conditions for a tenant's written noncompliance notice. Section 1-21-1206 describes further notice and judicial remedies subject to its eligibility requirements. These are not automatic permission to withhold rent, nor a reason to disregard a documented repair claim. Repair disputes, retaliation or discrimination concerns, accommodations, military protections, bankruptcy, prior notices and court orders need separate review.
4. Give the entire notice to every named adult tenant
W.S. 1-21-1003 authorizes leaving the written notice with the defendant, or at the usual abode or business if the person cannot be found. The court's FED-00 instructions describe those methods and allow an adult landlord to serve the notice. This website uses a narrower procedure: an adult who is not a party personally hands the complete printed notice and rent statement to every named adult tenant. That product limit should not be mistaken for a claim that Wyoming law always forbids a landlord from serving a notice.
Arrange a person who can carry out that procedure and accurately describe it afterward. Keep a complete copy. If personal delivery cannot be completed, do not mark it as completed or silently switch to posting, mail, email or text within this form. Review the other lawful procedure separately. Page three of FED-01 expressly says it does not count as notice when served alone; all three original pages and the attached rent statement must stay together.
The Teton County Sheriff's FAQ distinguishes eviction notices from civil court papers and says the office does not handle eviction notices. Its civil-paper fee information is not a promise that the sheriff will serve this pre-suit notice. Service of a later summons is a different step.
5. Record service afterward, with the required notarization
The court provides a separate FED-02 Affidavit of Service. After actual service, the person who delivered the notice records their name, the county, the people served, date, method and location. The affidavit is evidence of an event that occurred, not a proposed schedule.
Follow the court instructions: the server signs the affidavit in front of the notary, who completes the notarial portion. Do not pre-sign it or use the notice's electronic signature as the server's sworn signature. FED-00 distinguishes these documents clearly: the notice itself does not require notarization, while the service affidavit does. If the recipient, method or date differs from the plan, record the truth and review whether service was legally sufficient.
6. Signing and sharing do not serve the notice
You may print and sign the notice by hand. The electronic option is limited to a specific agreement between the landlord and every named tenant to use electronic signatures for this notice, followed by the landlord's intent and confirmation to sign. W.S. 40-21-103, 40-21-105, 40-21-107 and 40-21-109 address scope, agreement, recognition and attribution; other substantive law still applies. Keep the actual evidence of agreement. Checking the form's confirmation does not create an agreement with a tenant who never agreed.
Section 40-21-108 addresses records, retention and specified methods of transmission. The option here does not replace this branch's printed personal-service procedure, and it does not notarize anything. Open PDF allows you to inspect the completed notice. Download and Share handle the file; emailing or texting it does not establish the personal delivery required by this branch. If you change the notice after signing, review the revision and confirm the signature again.
7. Review the case before seeking a court order
The Wyoming Judicial Branch eviction resources describe notice, a forcible-entry-and-detainer complaint and summons, and any later writ of restitution as separate stages. After the proper waiting period, a landlord who still seeks possession must use the court process. Keep the rental agreement, complete notice, actual-service affidavit, payment history and any relevant communications or orders together for that review.
Under W.S. 1-21-1004, the summons gives the cause, trial time and place and is served at least three and not more than twelve days before trial. A defendant does not have to file a written answer as a condition of participating fully. Sections 1-21-1005 and 1-21-1008 require proof and a court determination; a tenant's absence does not make the notice itself a judgment. The court's writ process under §§ 1-21-1012 and 1-21-1013 is separate again.
Do not change locks, shut off utilities or remove a person or belongings because the notice period passed. The court's instructions say a landlord must go to court to evict. If the tenant has already left, a money claim or treatment of abandoned property may require a different procedure; do not repurpose this notice as authority to dispose of property.
8. Complete and review the blank form
The blank download contains the court's three-page FED-01 notice and one rent-statement page. Enter all names and the full rental address. For the limited nonpayment case described here, identify the address above and check the nonpayment ground; leave other grounds unselected. Complete the signing date, signature and printed name on page three. Itemize the qualifying overdue rent on the statement, and verify the total against the ledger.
Do not delete the unselected court language, the continuation warning or the statutes printed on the final court page. The instructions and the separate service affidavit are linked in this guide, not inserted as a new instruction page in the tenant's notice. The small link and QR on the rent statement return to this Wyoming form; neither contains tenant data nor records service.
Official Wyoming statutes, Judicial Branch materials and Teton Sheriff guidance reviewed October 27, 2026. Original FED-01, FED-00 and FED-02 display September 2024 revisions. The scope remains ordinary unrestricted housing in unincorporated Teton County; this is not a certification of every local agreement or property-specific condition.
