Oregon notice guide
This first branch prepares a ten-day notice under ORS 90.394(2)(a), a rent statement, and the court’s required two-page rental assistance notice. It does not file an eviction case.
When this form fits
Ordinary monthly house, townhouse, apartment or condo rental in unincorporated Yamhill County. Rent is due on the first of each month. Prepare and personally deliver the packet on or after the eighth, using the notice date shown. No extra lease time or notice steps. Payment by mail remains allowed. Other rental periods, payment terms or locations need separate review.
Ten days and payment
The day after delivery is day one. Count ten consecutive calendar days, including weekends and holidays, through 11:59 p.m. Pacific Time on the printed deadline. If delivery is later or uses another method, this deadline must be reviewed before use. Payment mailed within this notice period is timely; other lawful agreed methods remain available. Do not refuse a proper payment or fail to cooperate reasonably with assistance. Full payment can require dismissal even after a case starts. Do not file just because the deadline has passed without reviewing later payment and applicable protections.
